Coverage for new build in Ft Worth: Suggestions

Hello, I’m looking to set up homeowners' insurance for a new‑build property in Ft Worth. The home comes with a one‑year builder warranty covering all major components. Do I need to adjust anything in the policy, or should any of the coverage amounts be increased or reduced?

Other structures: 10% of dwelling: $73,800
Water backup: 5% of dwelling: $36,900
Service lines: $10,000 per occurrence and $500 deductible
Building codes: 5% of dwelling: $36,900
Personal property protection: 60% of dwelling: $442,800
Family liability: $100,000 per occurrence + Guest medical: $5,000 per person
Additional Living Expense: 20% of property protection = $147,600

Temp Buy Down VS Permanent Buy Down

Hello All, we are scheduled to close on a new-build home in Fort Worth next month. We have approximately $22K in builder incentives and are planning to use it toward a rate buy-down. we have very good credit, the current market rate appears to be around 6.5%, and we were initially considering a permanent buy-down of about 1% (to roughly 5.5%).

Also, since the incentive may be enough to cover a 3-2-1 temporary buy-down, we are wondering if that might be the better option, hoping rates fall back toward the 5–5.5% range. We are first-time homebuyers and plan to stay in the home for quite a while. Please share your recommendations. thank you

New Homeowner in North Ft Worth (Justin 76247)

Hello everyone,
We are currently building a new house in Wildflower Ranch (North Fort Worth/Justin area) and plan to move in during the first week of September. Our builder mentioned that CoServ is the only electric provider for the community and that Atmos supplies the natural gas.

Right now, we’re renting in Euless and using TXU without any issues, so I wanted to ask for feedback on CoServ and Atmos.

Are they reliable, and how do their prices compare?

Our home will be a brand‑new two‑story build, and the builder says it should be energy‑efficient.

Any suggestions or experiences would be appreciated.
