Questions about dealing with REA

Recently went to an open home I was quite interested in. The agent seemed nice, took down my details, and we had a brief chat. I genuinely expected some kind of followup, but I’ve heard nothing since.

I also asked them about the property files (LIM, building report, title, etc.) and they basically didn’t share them. They didn’t send anything through, even after I asked.

Is this normal behaviour? Does this mean they already had potential buyers in mind? Or is this a strategy, etc. I’m new to the process and not sure if I’m expecting too much, or if this is a red flag about the agent/vendor. Would love to hear other people’s experiences.

Questions on buying property report,FHB offer, etc

Dear amazing all,

Has anyone purchased property reports/files from propertyvalue (the website) or other websites eg QV to better understand a property you were interested in? Was it worth it?

Another question: if an overland flow path runs directly across your interested property, would you consider that a major concern?

Why are houses in North Hamilton so expensive despite the narrow, crowded streets?

Hi everyone,

I’ve recently been looking at buying a house in Hamilton, especially in areas with newer homes. One thing I don’t quite understand is why some of these areas: e.g., Flagstaff, Rototuna North, are so expensive.

A lot of the streets feel very narrow, the houses seem quite close together, and the neighbourhoods feel a bit crowded. From a buyer’s perspective, I expected newer areas to feel more spacious or better planned, so I’m surprised by the high prices.

Is the price mainly because the houses are newer, because of the location, school zones, land value, or something else? I’d be interested to hear from people who live in Hamilton or have bought there recently. Thanks!
