Broker - scam

Hi neighbors, I’m looking for some guidance from anyone who has dealt with a predatory real estate agent situation.

I currently have a piece of land listed, and the experience has been a nightmare. The marketing and photos are terrible, and the agent completely refuses to update the listing or put any effort into it. It has become clear that they are intentionally neglecting the listing to force me into firing them.

Here is the trap: our listing agreement contains a sneaky termination clause stating that if I cancel the contract early, I owe them a massive "termination fee" equal to the full commission (over $10,500). They refuse to sign a mutual release unless I write them a check, effectively holding my property hostage so I can't sell it.

Has anyone else in the area dealt with a broker holding a listing hostage like this? Do you have recommendations for local real estate attorneys who specialize in contract disputes or breaking listing agreements? Any advice on how to force a broker's hand to get a mutual release without paying a scam fee would be incredibly appreciated. Thank you so much ! As a single woman, this has been VERY stressful.

Hello all !

I’m so happy to join and find support. I experienced fat loss on my face, neck, hands and even elbows from using red light therapy !

It was a very strong panel. The PlatinumLED biomax 900. two panels. one in the front and one behind me. I was doing only 1-2 sessions a week for 6 weeks. (Sessions lasted 13 min) I was only 10 inches away but that is how the Medspa (Restore Hyperwellness) set it up. i was unable to stand back any further. There were no signs whatsoever until week 6 after 9 sessions I woke up and looked completely different! I’m so depressed this might be permanent.

it thinned out the adipose layer all over my hands, neck and face. i look 20 years older.

the internet research keeps saying I didn’t kill the fat cells that I just “emptied” them and over time they should refill back up. mentions lipolysis. Has this happened to anyone else and did your fat eventually come back over time ?

So far I’m 7 weeks out and while I’m not getting worse , I don’t see improvements yet. really hoping this is not permenant fat atrophy.

Thank you so much
