Party prevention

I recently a last minute guest book for a Saturday and Sunday. I usually don’t accept last minute Saturday bookings due to parties. However this guest had over 20 good reviews. Unfortunately it was two familes (not 1) staying at the home and they had many friends over. The house was left a mess. We came to find that half our silverware, cups, towels, were gone as were some of our linens.

So how do I prevent this in the future. I was thinking for last minute booking requests I tell guests why the nightly rate is double….but offering a refund if all house rules are followed. Or is this a bad idea and against airbnb rules. Is there a way to get security deposits to weed out such guests.

PMS AND Taxes.

I have to pay city taxes on my gross revenue. Basically what I charge and before my airbnb fees. When using PMS software the host is now paying all the airnnb fees? Does this mean my tax burden will go up as well. If this is true im assuming ineill need to take up my nightly rate by 21%? 15% to cover the airnnb fees and 6% for taxes?
