TD giving me 3.64% for 3 year fixed closed

I’m being offered on renewal 4.64% for 3 yr fixed and 3.74% for 5 yr variable closed by TD. I do heavy banking with TD (8 different accounts)

Remaining balance is $268,400 with 20 year amortization. Type: Rental house. Location: Winnipeg

Can I do better

Edit: title : 4.64% not 3.64%. Typo

Looking for advice on mortgage renewal and paying off primary home

Hello

I’m looking to get an insight on how to approach this logically in paying off our primary home mortgage in Winnipeg. I’m hoping once I pay off my mortgage I will start investing the additional mortgage saving in register and non register accounts.

HHI: $335k
TFSA (between my spouse and I) :$140k. We’ve used our TFSA in past to make lump sum payment and bought the rental home in Jan 2022

Our primary home has a mortgage of $90k remaining, (assessed about $800k) and I’m looking to pay this off asap. Current payment is $2000 biweekly. I may consider heloc but may not need it tbh. The renewal mortgage for this home is due in November 2027. We put 20% down payment on this home in May 2019.

We have a rental home that is up for mortgage renewal in January 2027 with balance of $267k remaining as of today at 1.89% . This house is assessed at $450k. We put 20% down payment on this home in Jan 2022

How should I approach this?

  1. Should I refinance the rental home and pay towards the primary home mortgage?
  2. Should I apply for HELOC on the primary home first then refinance rental home mortgage to pay off the primary home mortgage?
  3. I can make a max pre payment of $66k using savings + TFSA in December 2026 then pay the remaining in January 2027.

Do I have any other options?

TIA

Optometry overhead

Hello

I know this can vary broadly (by location, by rent/lease, # of OD and staff, etc) but I’m wondering what the general overhead I can expect owning a clinic. TIA

2026 Q8 fragrance dispenser

Hi all

I’ve got a new 2026 Q8 picked up in April. I noticed that the fragrance dispenser does not dispense any smell however mmi says that’s it is full, both summer and winter cartridge.

I’m also considering to try change the smell to DIY to creed refillable cologne. Is that something anyone can help me with?

Factory paint defect on new 2026 Q8

Hello. I picked up a brand new Q8 in April 2026. On the roof there is paint defect which is very obvious. I only realized this when the ceramic coating was being applied. The guy doing ceramic coating pointed it out

What should I do? Report to Audi?
I don’t want Audi to repaint and because it’ll look even worse because its after the factory original paint

Collision centre that BMW uses locally is not able to match paint correction.

Hi my car 2025 x5 jahre edition was involved in small collision and bumper needed to be replaced. The collision centre that bmw dealership uses to do repair has not been able to match the paint correction and it keeps failing quality control. The paint is le mans blue (jahre edition x40i). They’ve had the car now 7 weeks and twice it’s failed paint correction

Is there a way to get BMW Canada involved in helping repair?
