Is this landlord behaviour suspicious?

Don't know where to post this so here it goes.

I recently like a 3bhk and booked with 20k token money (dedcuted amount from securiy when paying).

Now the landlord has given the draft agreement and some of the things mentioned are very vague, we asked to.modify it to remove ambiguity. Things like

  1. Visit duration of the landlord should be informed 24 hours prior.

  2. 1 month rent deducted from sexurity deposit while the time of leaving should cover wear and tear and not be additional charges added to the already deducted amount. Damage if any can be added.

  3. Deposit amount should be returned in a span of 7-15 days after the leased property is handed over to the landlord.

We are shifting as a family and are enforcing them to add these but they are mentioning that these are understood and will be adhered to. Now adding this even when they are going to sdhere to it isn't a loss for anyone but they not willing to add it is really causing some suspicion on our part.

Please advise if it is a common practice or should we enforce it. Let's say we are not able to reach a conclusion and we withdraw what are the possibilities that the token amount is refunded with some deductions due to it being blocked by us for a 3-7 days?
