Recently explored a project in Sector 63A Gurgaon and the overall vibe honestly felt very premium.

Spacious apartments, massive clubhouse, green open areas, and proper luxury amenities — but what stood out most was the location itself.

Right near Golf Course Extension Road with smooth connectivity towards Cyber Hub, Sohna Road, and major business hubs.

Usually projects in these prime locations feel too crowded, but this one actually gives that calm luxury-living feel.

Checked out a project recently in Sector 66 Gurgaon.

What actually stood out:

• Spacious 3.5 & 4.5 BHK layouts
• Rooftop amenities + premium clubhouse
• Golf Course Extension Road connectivity
• Large decks/balconies with open views

Getting a gated community, clubhouse, dedicated parking, and decent open space starting around ₹60L… honestly didn’t think this was even possible in Gurgaon anymore.

Most projects at this price point either compromise heavily on location or amenities , but this one seems to be ticking basic lifestyle boxes.

Came across a newly launched society-based commercial project in Sector 78 that actually looks interesting from an investor point of view.

A few things that stood out:

• Surrounded by thousands of existing + upcoming families (real captive footfall)
• 25:25:25:25 payment plan , easier for investors
• Low EOI amount for early unit blocking(2L)
• Good for rental income through pharmacy, salon, café, clinic, grocery, etc.
• Strong connectivity to NH-48, SPR & major Gurgaon sectors
• Better than mall-based retail in my opinion because daily-needs traffic is more stable

What I found interesting is that it’s not dependent on random weekend footfall it’s more of a “daily necessity” retail model, which usually works better for rental returns.

Some investors are targeting both rental yield + appreciation before possession.

Personally feels like ground floor units make the most sense here.
