10-15 year plans for my situation?

I'm curious to hear what you guys would do in my situation.

  • M29
  • Received 100k and have 100k in personal savings, so 200k in the bank right now
  • Currently renting with gf
  • I know nothing about investing, but definitly willing to learn
  • We don't want kids (so I don't need generational whealth ;))
  • I like peace of mind:
    • I want to be able to use my money when I want to, so not having it tied up somewhere for 20 years (don't want to start enjoying my life when I'm in my fifties). Let's say i want to buy a cool car or stop working for a year, I want to be able to do that.
    • I hate loans (I also think that plays a big part in the rising housing prices, because everyone buys with a big loan and then wants al their money back when they sell while the value of the house has actually decreased (old kitchen, plumbing, installations ...) I grew up on the motto "don't buy anything that you can't pay for". Different times though, I know that.

If we would buy a house right now, we would put in 90k each and budget around 450k total. But I also wouldn't mind renting long term and just saving/investing until we could buy something outright.

I do like real estate, either to buy and rent out or renovate and sell. But again, I would only do that without loans, so that I'm not just paying for the interest with the profit.

So basically, what would be a good 10-15 year plan in this case?
