1. Regional Disparity: The Mumbai-Thane-Pune economic corridor vs. Rest of Maharashtra.

2. Agrarian Risk: Lack of ample water table and alternate water sources in Tier 2 and Tier 3 cities.

3. Debt Trap and Fiscal Deficit of the State.

I've ideated over buying commercial property to rent out to pharmacy/ Kirana (mom and pop stores)/ Laundry etc.

Is Runwal One, Manpada a good option? Any other suggestions are appreciated!

My budget is 1.5 cr and prefer a 2 BHK around 750-850 sqft carpet area.

Edit: I look for minimum amenities as they only increase payout and maintenance brining little to no value on daily basis
