Hey everyone, as the title suggests I am new to sailing. Other than lime wire when I was a teenager. Now I have a MacBook and want to get rid of all of my streaming subscriptions. I just can’t believe how expensive each service is AND THERE’S STILL ADS. Plus with Sony coming out that they won’t be releasing any physical copies of their games anymore just put a bad taste in my mouth. Like many people have said before me, “ if buying isn’t owning, then piracy is t stealing.” So yeah, if you were in my position, where would you even start if all you have is a Mac book but would want to be able to watch from your living room TV? Hey guys, I had an idea and wanted your opinions on it. As the title entails, I’m considering forming an LLC for the purpose of selling the business later down the road. I’m not sure if it makes a difference or not. But my thought was to make a legitimate business with my STR, prove that it cash flows really well, and then sell it turnkey. The property is currently in my name and regarding the insurance, I have a Home Rental Endorsement, which allows the home to be rented out more than 30 nights per year.
The policy also includes Loss of Use/Fair Rental Value coverage. My understanding is that if the home becomes uninhabitable due to a covered claim (such as a fire or other insured loss), the policy will reimburse me for lost rental income for up to 12 months while the property is being repaired.

What do you guys think? Is an LLC necessary or should I just continue to operate as I have been?

Looking at pursuing my first tiny home build. An opportunity has presented itself where I could acquire land well under market value. My thought is to build a tiny home because it would be relatively fast and easy. Does anyone here have any experience or insight when it comes to tiny home builds and what was your success with running it as an STR? Thanks everyone!
