So I protested a condo on South Padre Island this week and was disappointed with the outcome. We own a 3/2 condo West of Padre Blvd and it is not on the Bay. The district appraisal used 3 Gulf properties of which 2 are from The Sapphire. They were suggesting over $500 per sf. I used current sales and listings in the complex that ranged from $310-$380. I suggested a $317 valuation as the one that was $380 was an outlier and the others sold and listed were from $310-330. The appraiser guy admitted that the Sapphire was not a good comp and convinced the panel that $380 would be more appropriate.
The district admitted their comps were bad, but obviously the independent panel was just trying to get things done. The quickly agreed on a $380 number.
If anyone else has taken it to the next level, please let me know. It is about
$900 in taxes and it is just for a year. But it is the principal here.
How many others are the appraisal district taking advantage of?
