Édit: she picked up the stuff from the front porch, and gradually picking things up from the terrace. I hope she won’t cause more legal trouble, she actually might since she has a lawyer smh

Old tenant’s lease ended on June 30th, and left at 7pm on July 1st saying that she will come pick it up the next day even though the new tenant’s lease starts on July 1st.

My family and I started packing all her belongings and clutter in bags and boxes, and then left it on the terrace of the unit, side of the house and front porch. We’ve been helping and cleaning from 12pm and finished at 11pm (that’s how messy and cluttered the apartment was, can’t believe they were only 2 people living in that filth)… Even the movers were so mad that she hadn’t packed anything (they started at 8am till 5pm and she paid them 300+/hourly, crazy).

Yesterday (jul 1st), we texted and called her to come back to pick up her stuff, no response. This morning, we texted her saying that we left the belongings outside, she should come pick it up, still no response. My new tenants said she moved right down the block (2 minute walk) so I don’t understand why she’s not coming to pick it up???

What should we do, what are we allowed to do or not do? Is it okay to leave it outside? Why should we be responsible for the clutter that she left behind on purpose?

She already has an active TAL case against us and she hired a lawyer for that file, so we have to be careful and I guess have to keep the belongings for 90 days (do we have to explicitly mention the 90 days?). Is it okay to put it in the porch and the upstairs terrace?

Outgoing tenant is still not done moving out

Outgoing tenant is still not done moving out at 7pm, it is hindering incoming tenant’s moving in process. All of her stuff is still in the dining area, the kitchen, the 3rd room and the terrace. What can landlords do in that case?

I had told her to finish in the morning, but she threatened to make me pay for her moving fees.

My family and I have been cleaning the disgusting apartment since 12pm and she’s still not done cleaning up her mess… what can we do… the new tenants are waiting after her.

Edit: I’m putting her stuff in garbage bags. I found a gun with bullets. (Edit 2: police came and it’s an airgun not a real gun)

Also, she has so many glass stuff in the kitchen counters, if I put them in a bag, it’ll all break and I don’t want to do that but I also don’t want to carefully wrap all her glass thing ughhh

Update #3: we finished cleaning and putting her stuff away at 10:55pm, we’ve been helping her since 12pm. My new tenants saw her move right down the street, yet she still didn’t come to pick up all her clutter despite us texting/calling her.

Managing outgoing and incoming tenants

Hello, can anyone give me advice on how to manage outgoing and incoming tenants on July 1st? My family and I are New landlords for a year and a half and have never had experience with this.

My incoming tenant booked a truck and said they were coming at 10:30am, so I asked the outgoing tenant on Sunday when she would be moving out, we would need the unit in the morning.

She said she didn’t know yet, we notified her that we would actually need the apartment and keys at 10am (since we want to do checks and cleanup before the new incoming tenant were set to arrive at 10:30 am).

I had sent her the following message:
« Hi, the movers and the new tenants will be arriving at 10am on the 1st of july. Please make sure the apartment is returned to its original condition and that keys are returned by 10am. Thank you »

And then her message reads as «  My truck is coming around 9 if they're not late, so if you think my move will be finished at 10, its not happening. If you delay my movers, time will be calculated and billed back to you. You are very hostile and its unacceptable. You don't control the hour I am finished my move! »
