Premier appart - Questions

Hello !

Alors, je compte emménager à Montréal cet été et c'est mon premier appart donc j'aurais quelques questions.

D'abord, je pense venir vers mi-juillet pour me laisser 2 semaines pour chercher et signer un bail pour le mois d'août : est-ce faisable ou trop optimiste (sachant que j'ai un budget max de 1200 dollars et que je cherche vers le quartier Côte-des-Neiges) ?

Aussi, je suis française donc pas de credit points ou de dossier TAL. Est-ce que je dois compenser ça par des garants (à savoir mes parents qui résident en France) avec leur lettre, avis d'imposition... ou pensez-vous que je puisse m'en passer ? Aussi, quels sont les autres documents qu'ils peuvent me demander : carte d'identité, rib ... ?

Enfin, la question peut paraitre idiote mais quand vous signez le bail, vous payez le premier mois cash ou ils vous laissent le temps de faire un virement avant d'emménager ou après ?

Cash for keys

We are tenant in our building for the past 16 years. The building has been put for sale and the current landlord wants to offer us cash for key because the buyer interested would like us out.
I understand that we are not forced legally to move whether they want to move into this unit or not
This is a 5 1/2. We’ve been offer $6000.
With the market increase in our area Am I wrong to think that it’s not a fair offer?

Locked out

I lost my keys in February and my landlord responded by refusing to make a copy; after a lot of back and forth and a delay of 1 week to about 10 days, he finally told me to send 20$ and he made me a copy. I was out of town and couldn’t return as I had no access to my apartment. As a result of his behaviour and obstinance to provide access to my apartment, I lost work and incurred expenses. I’m in my last two months here… I offered him to let two months of rent go in return for me not taking him to TAL; he’s threatening a TAL eviction. What would you all do?

PS. I don’t plan on living in quebec again

Lease got automatically renewed. What to do?

Hi,
As the title suggests I received my lease renewal notice(for which I need to reply in 30 days). I asked for an appointment with my building manager to discuss options but they never responded with any answers. Now my lease got renewed for one more year(and I have already signed up for a new place). What options do I have? I spoke to my building manager about it and mentioned that lease transfer is an option but I am not able to find any replacement. What should I do? What does the TAL process look like in this scenario?

Appreciate any advice/inputs from the folks.

Anyone ever sued a former roomate for rent? How did it go?

My roomate is leaving in 6 weeks, landlord accepted to do a lease transfer.

Roomate signed another lease last week. Finding A replacement roomate as proven very difficult so now him having to pay two rents in July moving forward is a very real possibility.

He said he would do it but there’s a very decent chance he won’t. I don’t trust him.

We are in solidarity on the lease.

I’m already working on my « mise en demeure » letter.

If push come to shove and I need to bring him to a tribunal to recover the rent he owe, whats the experience likely to be like?

I am a 21-year-old Dutch student coming to study at Polytechnique Montreal this fall semester. I am looking for a room in a shared apartment or studio for my period of stay.

Need advice: I’ve been living in a rental for 4+ years but never had a copy of the original lease

Hi everyone,

I moved into my apartment over four years ago with some friends through a lease transfer. I’ve never been the person in charge of managing the apartment (communicating with the landlord, etc.), but my friends gradually moved out, and now I’m the only tenant living here.

I’ve never had a copy of the lease since the transfer, just verbal instructions from the landlord when we moved in. I think we never actually received a copy, or if we did, it’s with friends I can no longer contact.

I’ve asked my landlord for a copy of the original lease, but he hasn’t given it to me. Is he supposed to keep a copy? What should I do if he says he doesn’t have it or refuses?

Be real with me, is my ads so bad? 1000$/month for double-room in St-Henri

I got only one visit per week. Whenever there’s a visit they usually dig the place, find it large and cozy. The vibe is good. But I was expecting way more interest. For info, I’m renting either the large double-room, or both separated rooms for someone who wants to make a separated office + bedroom. Is it too pricey? Is the layout a turnoff?

I have been told too look at Facebook Marketplace to find an apartment to rent to avoid realtors fees. I always thought that Facebook Marketplace is sketchy but what do I have to look out for in terms of red flags?

My rent budget is on the low, between 1000-1200$. This will be my first apartment. I know this is possible cause my parents are renting out apartments at those prices. I am preferably looking for an apartment in Laval and I can even do Montreal but not in the downtown area.

I am still a bit hesitant about Facebook Marketplace cause it does not look official if you know what I mean . What do I have to look out for in terms of red flags?

Possible roommate opening fall 2026

Hi! There may be a room opening in my downtown Montreal apartment for the upcoming fall semester. Modern building with 24/7 security, pool, sauna, hot tub, yoga/relaxation room, game room, movie room, and two gyms (including a cross-fit gym).

Apartment is on the 22nd floor with balcony access and furnished all but the bedroom. Rent is approximately $1112.50 + hydro. In unit laundry.

Living near metro Beaudry - is it as bad as people say?

My friend and I are moving from Vancouver to Montreal in about a month. We found a good apartment that looks perfect for us, and it's a block from Beaudry metro. I've heard people say this is a "sketchy area"

Coming from Vancouver, we're used to seeing homeless people and drug use in public. Is that the extant of the problems in the area, or should we be concerned with violence or break-ins? Is it worth finding another place?

My landlord doesn't fix things and I don't know who my landlord is is anymore

I signed a lease with a woman, and one day she told me to contact the other guy in the future. That guy said he’s my new landlord. I thought she sold the property to that guy.

My toilet has been broken for more than a month, and the ceiling leaks when it rains. I asked my landlord to fix it many times, but he said he would get back to me but he never did. Also now I have no water in the kitchen.

And yesterday he said he doesn’t work for the lady anymore (which I assumed to be my previous landlord?). I asked him to explain the situation but he just ignored my messages.

I’m very lost as to who to communicate with. I have a bunch of problems and no one wants to take care of them. Honestly, I’m very depressed right now because there are so many people not responding to me at the same time.

I think it’s because this is my last month so they just don’t want to care. What should I do? Also is it safe to drink water from the bathroom sink? Thanks

Pet-friendly short-term rental?

My husband and I are moving to Montreal at the start of July. Our plan is to keep most of our things in storage and rent a furnished apartment for 2-3 months while we search for a house in the city. We can be very flexible with size and location - though ideally on the island - but we need a place with parking that will also accommodate a 50lb dog. So far most people seem to be suggesting AirBnB. Are there any other options?
