Reprise de bail avec rachat des meubles

Bonjour,

Je vais quitter Montréal à la fin de l'année.

Mon projet était de trouver quelqu'un pour reprendre mon bail et qui accepterait de me racheter les gros meubles (canapé, lit, bibliothèque, commode 6 tiroirs... ) afin de ne pas avoir à m'embêter avec ça. J'étais sûre de pouvoir y arriver en raison du prix du loyer assez bas pour le quartier du plateau, de la taille de l'appartement, mais aussi le fait qu'il soit au dernier étage donc peu bruyant.

Mais maintenant je me retrouve complètement bloquée :

Mon propriétaire ne souhaite pas que je lui trouve de nouveaux locataires, il préfère les choisir lui-même. Donc mon plan de trouver quelqu'un qui reprendra mon bail et me rachètera mes affaires viens de s'effondrer.

Je m'entends bien avec mon propriétaire, donc je me demandais si j'avais le droit de lui demander, quand il organisera les visites, de choisir des profils qui seraient prêts à racheter mes meubles pour obtenir le bail ? Est-ce possible sinon, selon vous, que mon propriétaire accepte de me les racheter ? (Je n'y crois pas trop à celle-là, mais bon)...

J'ai commencé à faire des annonces sur Marketplace et sur certains groupes FB, donc je croise les doigts pour que ça m'aide.
Est-ce qu'il y a d'autres ressources/sites pour vendre de gros meubles ?

Rent Increase in Appendix of Lease

I had a question regarding rent increases written in an appendix of a lease I signed. The lease started on October 2025 and will end in July 2027, and the first increase is written to start on August 2026. My reading of the 1906 article is that an increase cannot happen within the first 12 months, and so the increase shouldn't apply until October 2026. Would I be in the right to not pay the rent including the increase or am I bound to the increase that was written in the appendix? Thanks in advance for the responses!

Super Desperate. Lease transfer of my studio : September 2026 - August 2027. Rent : $1627 per month. ODEA condos

I am looking for a lease transfer for my studio. It got auto renewed when I was not in Montreal...lol. My flight got cancelled in March when I was in the Middle East and I decided to prolong my stay due to uncertainties. That is when they (COGIR) used a baliff to serve a rent renweal form to an empty apartment in March. the baliff just slides it into the apartment. When I come back end of May and tell them my story they dont agree and hold me responsible for another year ( I already told them in the first week of June itself when i found the form lying on the ground ).

Now since June I have tried lisitng snd relisting the apartment (CONDO) but got no luck and just trying here. I will be handling the 350 dollar less transfer fee also which idk why is huge....but anyway.The building has all the amenities you need [gym, swimming pool, a common kitchen, jet traning pool (I honestly dont know what even is its use there)]. ALL the utilities are included in the rent . .I have had positive experience living here for the past one year. The building management is super chill and kind and help you with all the issues. But cogir bro.... So i just wnated to separate the two here 😭 they wont budge. I am leaving Canada by the end of the month. So i would be leaving some of my stuff like the mattress, table and chair.

Idk honestly what to do at this point.

(Bed?) Bug help

My apartment floor is dealing with bed bugs. So far none have been found at my place, but nonetheleless an exterminator came and did exterminator things here about a week ago. I remain paranoid. Can someone confirm whether these things I found on my extra bed are bed bugs/eggs? If not, are they carpet beetles (this is what GPT thinks) or something else? Thanks!

Downtown Montreal housing options with 7100 CAD per month.

Hello, I am about to move to Montreal with my family towards the end of this year. I am looking for a 3 or a 4 bhk apartment in a central area. My job offers me an allowance of 7100 cad per month for rent (I cannot pocket the difference if I move into a cheaper place). I have talked to a few people and they recommend looking for luxury penthouse units. However I am completely unaware of the prime locations and luxury buildings. Would appreciate it if someone can educate me on where I should look and what to look for. I dont understand French so would appreciate English replies only.

TLDR: I’m looking for a 3-4 bhk residence in central/ downtown Montreal with a budget of 7100 cad.

how’s lachine?

hey guys, i am a young woman coming from the countryside of the north shore. the classes i want to take are only offered in lachine, which is at the complete opposite of where i live now. so i want to hear what you guys have to say about the neighborhood. how are the rent prices? is it a good looking/clean area? how is the homelessness there? some important points you might want to mention? and most importantly is it safe for a woman to live there alone? what about the crime rate? also note that i currently live at my parents so it would be my first time moving completely alone. thanks for your time very much appreciated!

TAL Hearing Wait Time - Is it normal to wait more than a year?

Hi!

Just wondering if anyone can tell me if it's normal to be waiting more than a year for a hearing at the TAL right now? Here's my situation:

  • Filed a case a year ago (it was urgent at the time, as the landlord was preventing me from access a unit to which I had a legal lease, but without a hearing I was forced to just figure out an alternative – it's less urgent at this point)
  • I was given a hearing date in January 2026, but when I showed up they ran out of time and said they'd reschedule our case.
  • I haven't heard anything since then, and now it's been a full year. I tried calling, but they said they couldn't give me any information.

Is this normal? Anything I can do to get a sense of my hearing date or to move things along?

Getting Kinda Desperate Need Help lol - Lease Transfer - Sept 1, 2026 to April 30, 2027 - Near Papineau Metro - All Amenities in BLDG - $1,750 - 1 Bedroom

I need to get rid of a 1-bedroom apartment for Sept 1 (lease transfer till April 30, 2027). It’s located in a condo so it has all amenities (pool, gym, terrace, etc) hence on the pricier side (1,750). Been posting and reposting on Marketplace but barely any leads. Habiter un plus petit espace dans un quartier central OU habiter plus grand, mais loin du centre ?

Nous sommes propriétaires (30F,30M) dans le nord-est de la ville dans un logement de 1800 pi² avec une cour à usage exclusif, c'est pas super bien divisé, mais on a tout de même beaucoup d'espace. Nous aimons notre propriété en tant que tel, mais moins l'emplacement. Nous sommes trop dépendants de la voiture, loin des services et des quartiers centraux. Faire l'épicerie/des commissions en voiture constamment, j'haïs ça.

Nous considérons donc déménager dans le Vieux-Rosemont ou à Angus, où se trouve d'ailleurs notre lieu de travail. Le compromis serait évidemment de perdre beaucoup d'espace et probablement la cour.

Y en a-t-il parmi vous qui avez fait le choix de passer d'un plus grand logement à plus petit pour profiter davantage d'un quartier qui vous correspondait? Avez-vous eu des regrets?

Et pour ceux qui habitent le Vieux-Rosemont ou Angus : comment trouvez-vous la vie de quartier au quotidien? Est-ce que ça vaut vraiment la peine en termes de qualité de vie?

We are homeowners (30F, 30M) in the northeast part of the city, living in an 1,800 sq. ft. home with an exclusive-use yard. The layout isn’t particularly well-designed, but we still have a lot of space. We like the property itself, but we’re less happy with the location. We’re too dependent on our car, far from services and central neighbourhoods. Having to constantly drive everywhere to get groceries or run errands, I hate it.

We’re considering moving to Vieux-Rosemont or Angus, where our workplace happens to be located. The obvious trade-off would be giving up a lot of space and probably the yard.

Have any of you made the choice to move from a larger home to a smaller one in order to enjoy a neighbourhood that suited you better? Did you have any regrets?

And for those of you who live in Vieux-Rosemont or Angus: how do you find the neighbourhood life on a day-to-day basis? Is it really worth it in terms of quality of life?

Can I find housing outside the city?

hello, I got into concordia for fall 26 about a week ago (late admission) and my roommate and I have been scavenging for apartments on facebook marketplace somewhere relatively close to the school. Problem is, both of us live in toronto and do not have a way to stay there unless we rent an airbnb. We’d like to avoid spending $600-$800 though. Is there any way to get an apartment without going to the city? Or do we need to suck it up and spend that money.

Lease transfer with only 2 months remaining – landlord refused a potential tenant who wanted 3 months. What are my options?

I'm looking for advice from people who have dealt with lease transfers in Quebec, particularly with large property management companies.
I have a studio in Montreal with a lease ending October 31, 2026. I gave my notice that I would not renew and I'm moving into another apartment at the end of August.
I've been trying for several weeks to find someone to take over my lease. I've advertised on Kijiji and other sites, had hundreds of views, received multiple inquiries and organized several apartment visits. I've also cooperated with my landlord's management company when they arranged their own viewing.
I found one person who was genuinely interested in taking the apartment. The problem was that they wanted to stay for 3 months rather than the 2 months remaining on my lease. I asked the management company whether they would accommodate this, but they refused, explaining that a lease transfer transfers the existing lease and therefore can only run until October 31.
The person ultimately decided not to proceed.
The management company is now telling me that unless I successfully transfer the lease, I remain responsible for the rent until October 31.
I'm continuing to advertise and look for someone, but I'm worried that it will be very difficult to find someone who wants an unfurnished apartment for only two months.
My questions are:
Has anyone successfully transferred a lease with only 1–3 months remaining?
If you found a candidate who wanted to stay slightly longer than the remaining lease, did your landlord ever agree to a new lease/extension with them?
If the landlord refuses a candidate because they want to stay longer than the existing lease, is there anything I should be doing differently?
Has anyone dealt with InterRent specifically in a similar situation?
If I can't find someone, what are my realistic options?
I'm already contacting a Montreal tenants' rights organization and the TAL for advice, so I'm mainly interested in hearing from people who have actually dealt with something similar.

Lease transfer at the Village

Hello everyone!
I’m looking for someone to take over my lovely, cozy room.

The apartment is a 4 1/2 in the Village, a 3-minute walk from Beaudry metro station and very close to Rachel-Berry,  Frutterie, Dollarama and Pharmaprix. The place has been renovated and includes a large fridge, a good stove, a dishwasher, a washing machine, a dryer, and an Air Conditioner. It is on the second floor, so it receives a lot of light.

My room is very spacious and luminous and has a nice terrasse. It also has two big closets.

Moving to Montreal from Nova Scotia

Hi everyone! My family and I are seriously considering moving from Nova Scotia to Montreal and I’d really appreciate hearing from people who have actually made the move.
We’re a family of 4 with 2 dogs, and we’re trying to figure out what we should realistically expect before making the decision.
A few things I’m wondering about:
How difficult is it to find a rental in Montreal, especially with 2 dogs?
Are there areas outside the downtown core that are more affordable and family-friendly?
How does the rental application process work compared with Nova Scotia?
What should we expect in terms of deposits, references, proof of income, etc.?
How difficult is it to get by if you’re not fluent in French?
What are the best areas for families with kids?
How are the English schools, particularly high school?
Are there any programs or assistance available for families coming from another province?
Is Montreal actually more affordable than Halifax once you factor in rent, utilities, transportation, groceries, etc.?
Is there anything you wish you had known before moving to Montreal?
We’re not expecting everything to be easy, but we want to make sure we have a realistic plan before making such a big move.
Any advice, good or bad experiences, or recommendations on neighbourhoods would be greatly appreciated!
