Any recommendations for a reasonable priced and well reputed Toyota service centers in the metro west area for regular maintanence work?

Tired of the dealerships prices.

Keep the brick or update it? Looking for ideas

Closing on a 1969 home and trying to decide what to do with this brick fireplace wall. I’d like to preserve its character but make it look fresher and more intentional.

What kind of service would you recommend-masonry cleaning, repointing, color-enhancing sealer, or something else? Open to any ideas.

Has anyone had similar soot staining removed with good results?

Screen/recoat or refinish required for these hardwood floors ?

Hi folks. I’m a FTHB closing in about a month. The house has about 1,000 sq ft of hardwood floors that were refinished in 2018. I love the current color and its condition and would rather not spend money unless needed, but I know pre move is the easiest time to do floor work.

Based on the photos, do these look like they need anything now (buff and coat, screen and recoat, refinish etc) or should I just move in and enjoy them?

Locked my rate. How did I do?

Locked my rate today(couldn’t find anything lower after shopping around) and am FTHB in Massachusetts. Anything to look out for in this loan estimate? Prepaids(insurance) is higher but am holding that will change once I get a policy with lower premium.

Fireplace removal costs

Thinking about removing or covering up an old fireplace so I don’t have to mount the TV above it. Don’t intend to use them ever. Is removing the mantle and drywalling over it a safe/common option, or is it considered a bad idea long term?

Also, roughly what does full removal usually cost in Massachusetts ?

Cost to add AC to older Massachusetts home with no ductwork?

Looking for rough real-world HVAC installation costs in Massachusetts.

House details:
1970s raised ranch
About 10 rooms
No existing ductwork
Current heat is propane hot water baseboard

Thinking of:
Central AC with new ductwork for the main level and Mini splits for the lower level or ducted throughout based on the costs

Trying to understand realistic installed costs in MA for a setup like this. Mainly interested in
1.Total project cost
2.Whether electrical upgrade was needed
3. Cost after Mass Save rebates

Would appreciate recent numbers from anyone who did something similar.

Considering a newer construction detached condo community (~150 units, HOA is 4–5 years old). Builder still controls the HOA but plans to hand it over to owners next year.

HOA fee is $250/month covering sewer, master insurance, grounds maintenance, and snow removal.

Owners are responsible for their own roof, siding, deck, etc.

I was finally able to get the HOA budget from the builder after a lot of back and forth. Financials don’t look immediately bad, but I’m concerned fees may have been kept artificially low during construction and could rise significantly after turnover.

How do you think this HOA is doing? What other docs should I push for? Asked for balance sheet/ annual minutes and waiting on their response(or lack thereof)

PS: income and expenses are increasing because they are selling newer units in their last phase

Considering a 2026 built detached condo in Northeast. The community has 150 units and is roughly 4 year’s old (final phase now being built now)

HOA = 250 a month( builder is still the trustee)

Covers: sewer (private), insurance (common), grounds, snow

Owner maintains the entire structure(exterior and interior)

Only have Master Deed + Trust -no budget/reserves yet. Builder likely handing over soon after the final phase but not sure.

Questions:

  1. How common are fee increases post-turnover? Typical %? Could the fee be low to attract buyers or it’s in line with what the HOA covers
  2. For this setup, what’s a realistic long-term HOA?
  3. Red flags to check before putting an offer?

Appreciate any input. I will try to get the financials soon but I am not sure if it’s normal for HOA to start building any reserves earlier especially since there is no shared unit structure for them to maintain
