Insights on living in the New Cross, London area? Specifically Sterling Gardens, Sanford Street area. Tysm

We’ve found a 2-bedroom flat that we really like and are seriously considering putting in an offer. It seems to have excellent transport links, which is a big positive for us, but we’d really appreciate a more comprehensive and honest view of the area before making such a significant decision.
We’re in our 30s, so we’re interested in things like quality of life, safety, restaurants/cafés, green spaces, transport and commuting, schools and future family life, and property value/resale potential.

Reasonable offer on a flat

When making an offer on a flat, what percentage below the asking price would generally be considered reasonable without coming across as too low or offensive? We’re currently searching for a property and are mainly considering flats, as these are what best fit within our budget. We’d like to understand what would typically be considered a sensible starting point when negotiating. Thank you for your insights :)

Thoughts on Crystal Palace area to live? Would love to hear honest inputs. Thank you in advance

Specifically Crystal Palace park road area. My partner and I are currently viewing a flat in that area. It seems like a nice neighbourhood. Also what about transpo? It seems like every commute we can find takes more than an hour travel to central London. We tried taking the bus from elephant and castle today and it was 36stops with some delays

Harlesden property is it worth it

Hi, me and my fiancee are thinking of buying a property in Harlesden closer to Willesden Junction station area. Is it worth it? I see a few writing about its reputation especially historically. Not sure if this is still the case in the present time? It’s very well connected, easy access to central London. I would be very grateful for everyone’s input.
