2 condos on 4100 George ave, they look good in the pictures but Almost 90 days in the market. Why aren’t they selling ?

Besides the high hoa why is this property sitting so long on the market

Any ideas why this hasn’t sold yet ? Seems old and outdated in my opinion but in a really good location, looking for feedback as I’m thinking on submitting an offer closer to 490k.
