Happy Independence Day to Pakistanis at home and around the world 🇵🇰
I wanted to share this short message today for fellow Pakistanis celebrating 14th August — whether you’re back home, here in the UAE, elsewhere in the GCC, or thousands of kilometres away from Pakistan.
My prayer is that Pakistan sees greater peace, stability, prosperity and opportunities for the generations ahead.
As someone living in the UAE, I also wanted to acknowledge the opportunities and support this country has provided to a large Pakistani community over the years. I hope the relationship between Pakistan and the UAE continues to grow stronger.
Wherever we may live, there is still something special about seeing the green and white flag on 14th August.
Happy 79th Independence Day.

Crestlane City Walk: 10 buildings sold - what should buyers watch for in the next release?

I’ve been following the development of Crestlane within City Walk and thought this was worth sharing for anyone considering buying off-plan here.
The wider master plan is expected to comprise 22 buildings, with the first 10 already sold and another release expected soon.
What I find interesting is the change in unit mix. The upcoming building is expected to offer 1, 2, 3 and 4-bedroom simplex apartments, but no new 4-bedroom duplexes.
That creates two different decisions for buyers: wait for the upcoming release and its payment plan, or look at existing inventory if a larger duplex layout is the priority.
For me, the next thing to watch will be the launch pricing and how it compares on a price-per-square-foot basis with the earlier Crestlane releases and ready City Walk inventory.

Northline 1 & 2 an interesting pre-handover opportunity in City Walk?

I was at Al Madina Street today looking at the positioning of Northline within City Walk.

What makes this particular location interesting is the surrounding infrastructure. You have The Green Planet directly here, City Walk’s retail destination and Canadian University Dubai nearby, while Central Park is also within the wider City Walk community.

Northline 1 and Northline 2 are still under construction, with expected handover in Q3 2027. The development consists of low rise G+8 buildings with 304 residences across 1, 2 and 3-bedroom apartments.

For anyone following City Walk, I think the more interesting discussion now is the resale market before handover.

There are owners who entered earlier and are now offering units on the secondary market, but I wouldn’t consider every listing an “opportunity.” The original purchase price, current premium, remaining payment plan, layout and positioning of the apartment all matter.

I’m currently following the available inventory in Northline. If anyone wants to discuss the numbers or see what is currently available, comment “Northline.”
Also interested to hear whether people here would prefer Northline before handover or a ready unit in the original City Walk buildings.
