What did you wish you knew about your condo building before you bought?

Closed on a condo a few years back and have learned things since that I really wish I'd known going in — board dynamics, deferred maintenance, ignored simple preventative maintenance, surprise assessments, the difference between what's in the disclosure and what's actually true, what is 'association owned common/limited-common elements' vs what is owner responsibility.

Curious what other Chicago condo owners would tell their past selves. What's the question you wished you'd asked, the document you wished you'd read, or the red flag you wished you'd noticed?
