Sydney night-life - Merivale

Genuine question - what is the attraction to Merivale venues? To me, they are the Starbucks of the bar scene - turning Sydney's night-life into an expensive, homogenised and soulless experience. But everyone seems to love them. What am I missing??

Call the Cleaners - anyone used them?

I'm looking at using Call the Cleaners for both an end of rental and pre move in clean on my new house. They are not cheap, but I'm happy to pay for a quality service.

Aspect not ideal but is it a dealbteaker?

I'm looking to buy a house where the rear courtyard and main bedroom are south facing. The front garden is north facing and the lounge room has south and west facing windows. This is in Sydney and I understand it's not ideal - what are some of the things to consider? Would it a deal breaker for you and why/why not? Thank you!

Buying a tenanted property in NSW

Looking for advice - I am buying a property and will be moving out of a rental. I have a time limit as the owner of my rental wants to move back in and has given me 90 days notice.

The property I want to buy is tenanted on a fixed term lease which ends 6 weeks after I need to vacate my rental.

I've been a tenant for a long time and (at least like to think) im not an asshole. So I dont want to make life more difficult for the tenants, but it's also going to put too much financial pressure on me to have a gap which will require costs of storage/two moves/short term accommodation .

I'm happy to offer the tenants a decent financial incentive to move out earlier but can I put the tenant's acceptance of this into a conditional offer to buy? Or is it easier to just walk away from this one?
