Anyone here doing co-living rentals?

I've been seeing a lot more content lately about co-living/rent-by-the-room rentals and I'm curious if anyone here has firsthand experience with it.

For context, I own a traditional long-term rental and have been considering whether converting a future property into a co-living setup might make sense. The higher income potential sounds appealing, but it also seems like it could come with a lot more management headaches.

I watched this video recently and it made some interesting points about how co-living can be beneficial for both landlords and renters. Landlords can potentially increase cash flow by renting individual rooms, while renters can often get a nicer place in a better area for less than they'd pay living alone.

That said, I feel like there has to be a catch. Does the extra income end up getting eaten up by more turnover, roommate conflicts, coordinating move-ins and move-outs, etc.?
