How do I raise rent on my family member to market rates without looking like a D-Bag to their side of the family.

In short, I plan to raise the rent to fair market value on a cousin that I have been charging about 50% market value for the past 3 years. I recently learned about the tax issues that come with that. When I do this, I expect to be hated by 1/4 of my family. I already have a lease agreement written that states that by January, the rent will have rissen incrementally to full market value. Have y'all ever done something similar without being hated? What's a good strategy.

I know this is less about renting and more about social affairs but I would really appreciate any advice.

Help!! Just moved in-Mice in rental

My partner and I are first time renters. We moved 2 hours away from family to a rental house, and as we were settling in we noticed mice droppings and traps in all of the kitchen cabinets. It was late at night at this time, so we sent an email to the landlord to figure out what we can do. But we are not comfortable living here as of now and don’t know what to do. As I said this is our first time renting a house. There’s so many droppings in the cabinets where you put food, it’s disgusting. I feel like I’m overreacting, but am I though?? What would you do? Im waiting on a response from the landlord, and will call them tomorrow. I’d hate to start over again, but I don’t feel comfortable in this house and deserve better for my first home.But please help.

Edit / update : we moved out today , which sucked after moving everything through states. We also just feel like we are back at stage 1 of finding a house ( anybody in the tri state area renting or selling a house please help we don’t know where to start!! )
But landlord refused professional treatment and said he will “send his guy” out and was very calm about it, too calm honestly. The house definitely should not of been rented out in the first place.

Absolute scam

So i live in Tucson, AZ.
Long story short...we left our rental in an absolutely immaculate condition - significantly better than we even received it 4 years ago.
After leaving, not only have I had to wait almsot 7 weeks for my deposit check to be returned, but as expected it's about $490 short of what the initial total was due to be...reasoning - "Redecoration Fee" and "Early Lease Termination" (I put in our notice to leave on the 5th, and they had a new tenant by the 30th...so no 'additional' work done to get an early tenant".
I can absolutely understand now why people leave their rentals in a total state of disrepair...you're going to get screwed anyway, so why bother cleaning??

Realtor says I'm being nitpicky because I want unclear sentences in the lease to be fixed. Tell me I'm not crazy.

These are add ons to a standard fill in the blank lease. I don't think I am wrong for wanting sentences to make sense, specifically the items in bold.

  • Premises shall be maintained in a good, clean condition, and treated, if needed, regularly mopped, vaccuumed, etc.
  • No items shall be left outside the tenant's rental unit, including areas.

I sort of get what they are implying, but is it wrong to want correct English in a legal document? The owner's realtor said well this is what the lawyer wrote and I don't know if they will change it.

The last realtor we were dealing with the week before tried to collect an illegal extra $2500 deposit, sent no lease for five days, then sent five leases (because he kept "forgetting to add things") in 24 hours.

I had no idea renting a house would be so difficult. This is the worst part of the moving process so far. Is this normal? Am I being too picky?

Will We Ever Be Able to Rent Again?

About 2 years ago we were put on 'possession' status at our apartment building,which is technically not evicted(that I know of). Basically they had to take possession of our apartment due to infestation,which they placed the blame on us for 'neglect'...so out in the streets we were with no options,because there's no way we could apply for another place with that on our record.Which to this day is still my issue. Fortunately we were able to find a motel to live in,though less room and slightly more costly. Anyway,what other options do we have? Any place we apply to is going to ask our info on their application,and if the rental company reports anything then we're toast. Which is why I haven't even bothered applying for any other rentals since. Other options that were given were try to find 'private landlords' who may not requre a huge application,but those are far and few between. Or try to just get a mortgage for our own place again,but I'm being met with all sorts of roadblocks in the finance dept. Probably not much more advice available,just thought I'd put that out there.

Landlord made a mistake on lease and wants to change it - can we fight it?

Hello, any advice (legal and/or other) would be appreciated! I'll try to make it short and sweet:

I just re-signed a year long lease for the same rental property that I lived in last year. (My last roommates were a couple and wanted to move to bigger space to start a family). My new roommate and I signed a lease for May 2026 - May 2027. In the previous lease (2025-2026), electricity was paid for by tenants, and lawn care was covered by landlord. In the new lease (2026-2027) it states that electricity will be covered by landlord, and lawn care will be covered by tenants. However, I just received a power bill for electric for the month of May. I brought it to my landlord's attention, and they said that the new lease was a mistake, and we should be covering electric. However, my roommate and I, and the landlords, all signed this new lease stating they would cover electric. They are now wanting to send over an addendum to update electric to our responsibility.

Do we have any ground to stand on stating that we should not be responsible for the electric bill? We are both semi-broke late-twenties women in the workforce who preferably do not want to go through the trouble of getting a lawyer involved, but is that the only way we can fight it? Please let me know, thank you!

Lots of moves over the last few years... wondering whether something's wrong with me

I moved to my current city 5 years ago to come to grad school. Lived in a grad school compatible apartment (i.e., few amenities) for 2 years and had a really good time.

After that I moved my stuff into a storage unit... which was really my friend's basement. I won't get into the details as to why, but I thought paying for movers to pack and move my stuff into the basement would not be TOO expensive. It cost me $2.3K. I was shocked.

After that I had to move the stuff from the storage unit into my new, post grad school apartment (same city). I thought that since there'd be no packing, it would be cheaper, but due to some issues with getting stuff out of the basement, this move once again cost $2K.

I was happy in my building until I began to have stomping come from above. So I asked to be moved to the top floor. I once again hired movers and this time it was like $800 all in (they helped with packing stuff). Not bad.

Then suddenly, circumstances changed and I had to change jobs and apartments. I hired movers again. I figured I'd pack as much as I could and let them handle whatever I couldn't get to. I packed more than half of my apartment; I thought my bill would be ~$1.5K. Once again it was $2K.

The place I moved to, I began having lots of issues with, and now I have to move again. This time around I am aiming to pack 99% of my stuff myself, and move. I already signed a lease... I am in a huge time crunch, so I kinda rushed... and now I'm second guessing my choice A LOT. Not sure how much this move will cost me... probably $1.5-2K given how things have been going. And now I'm thinking, that I'll have to move again a year from now (although - who knows - maybe I'll actually love the new place, my second guessing notwithstanding?)

As it stands I'm at 6 moves in 5 years, all within the same city (maybe it's the city that's the problem...?) If I move again in one year, that'll be 7 in 6 years. I feel like something's wrong. I also shudder at the amount of money I've spent. I try to be financially responsible, but each time it's been a huge chunk of money that's gone away.

I think I'm just venting and see whether anyone else can relate. It's just been so hard these past few years...

Landlord wants to move in

Hello I am looking for some legal advice. I currently rent in the Vancouver area with my roommate in a 3 bed 2 bath condo. We’re both women in our mid twenties, and agreed to a one year lease starting last September. Our landlord told us he would look for a third FEMALE tenant to occupy the empty room, with whom my roommate would share a bathroom with. He also promised to provide us with more furniture such as a new sofa and dining table, which were big reasons why we decided to sign on to the lease and live there.

However, these were communicated and promised verbally, and so not only did it take him nearly 6 months to get us the new dining table, he has told us that he would move in and live with us starting tomorrow without any prior notice or discussion. This not only breaks the promise he made during the signing of our lease of a strictly female living environment, but also makes me and my roommate extremely uncomfortable having to live with our middle aged male landlord, especially my roommate who has to share the bathroom with him if he starts living with us. He has also been aggressive and rude in text to us previously, so we feel unsafe as well being in the same living space as him. We have communicated we don’t consent to him just suddenly moving in like this and the mental distress it is causing us. He has not responded and we’re unsure what further actions to take, as we aren’t too sure about the legality of the whole situation. Any advice would be appreciated!

Extra note, he never mentioned he would be living there before, and only became more aggressive recently after the census, so not to assume but I’m wondering if it could be related to him suddenly wanting to move in?

Landlord replaced our Wall AC unit with a smaller one, now it's warmer in the bedroom. What can I do with my windows to reduce heat coming into the room?

I live in Florida. It's hot as shit and it's not even summer yet. We had mold in our AC unit and finally got our landlord to replace it, and they replaced it with a smaller unit for some fucking reason. Now the room is noticeably warmer. There is no chance we're getting them to swap it out for a larger unit.

There are three windows in this room. We already have Walmart blackout curtains on all 3. Is there anything additional I can do to keep heat from coming through these windows? Some kind of reflective/tinted film that I can put over them? I do not care if we can see out of them, I just want to stop sweating in my own bedroom.

What do you think of this lease-break / move-in plan?

I have ADHD, so it's hard for me to estimate how long things will take and how hard they'll be. Can you let me know if this makes sense? What am I missing?

I want to move closer to my job and my girlfriend.

I found an great place in the perfect location. I want to move in ASAP.

My current lease is up in September. I can afford to pay to break it. (Part of me thinks it's stupid to blow the cash. Maybe my job isn't secure, and if I lose it, then the new apartment is pointless. But I have good savings, and this is an investment in my relationship, my quality of life, and my cats' quality of life. ...I think it makes sense; what do you think?)

I'm supposed to give my current landlord 60 days notice before moving out. But I think that doesn't apply if you're breaking the lease anyway.

It's May 18th now. Before June starts, I want to try to quickly grab the new place, and move myself in before I have to pay June rent on my old place.

My bff's boyfriend is moving in with her, and they want to ditch a lot of his stuff. I think I can time it so they can just drop it in my new place. Most of my furniture isn't worth selling. So I basically just have to pack and move my clothes and kitchen stuff.

My current landlord only knows about 1 of my 2 cats. So I haven't told them about a couple repairs I need -- my bedroom door doesn't stay shut, and the caulk on my bathroom sink disconnected from the wall. Do I need to have those fixed before I can move out? Should I pay someone to do it?

My girlfriend wants to help with all the chores, and my friends will also probably help out. Will I be able to do all the paperwork, pack, clean, and move in 13 days? ..I think so? Right? Even if I slack off here and there, that should still be more than enough time to do everything. Timing-wise, and lease-wise, does this all sound workable? Am I missing anything?

Landlord hasn’t returned deposit

I lived in a unit for about a year on a year lease (Texas). Then I did month to month for another 2 months. I just moved out on Tuesday and it is now. Saturday. I hired cleaners to do a deep clean of the apartment and even covered all holes on wall. Only reason I didn’t paint was because when I requested paint from landlord and was promised it I never received it.

Anyways, I spoke to the landlords mom (she’s in charge of the stuff guess like a manager) and she said he’d Zelle me the deposit back on Friday. I also spoke to him and he said the same thing. Well Friday has passed and still nothing. I even messaged him today (Saturday) about a letter of recommendation for my new apartment and he responded and got that back to me quickly but still no deposit. I feel annoying constantly asking. I’ve asked three times for it basically, what would be my next steps? Should I continue to bother them?

Needing advice for weird situation with roommates

So i currently live in a house with 3 roommates, originally it was myself, a friend of mine, and two of his friends, lets call them S and T, from his last living situation. S and T are dating, and S's dad rented us the place. My friend has moved out already and was replaced by T's brothers girlfriend, Z. Since Z has moved in and officially put on the lease, Z's boyfriend and T's brother C has been living here as well. I sent a message to our groupchat asking if C is living here as well, where I was told he was only there to help clean, and would be out the next day. At that point C had been living there for a week, and our lease says guests are allowed for periods not lasting more than one week. Its now been 2 weeks since then of him consistently living there, and the roommates left a non-landlord approved message taped to my door saying I will need to be moved out by the renewal of the lease. I am not too keen on paying increased utilities and paying my regular share of rent while C stays here for free. I plan to bring this up to the landlord come next week with that being 3 full weeks of C being there, but I dont know how to go about that properly with his son and his girlfriend being the root of the problem. I had a friend also message me asking how it is living with T, S, and C, so i think they are being purposefully sneaky with me about the reality of the situation, which is most likely that he will be replacing me come the renewal of the lease in a month. How should i bring up the fact that C is living here unoffically to the landlord? Thank you for reading, I appreciate it.

Neighbor Renovation, Need Sound Proofing Repairs

I’m renting a house with my husband (who works night shift). We live in Illinois, we’re somewhat close to our landlord (rented for at least 4 years), and are on a year to year lease. Are there any rental-friendly ways to sound proof our rooms so we aren’t woken up? Our landlord said it’s ok if we re-caulk the windows and add things (that aren’t permanent). Since it’s a house from the 1950s and our landlord can’t re-insulate the walls, what measure can we take to allow my husband to get his much needed sleep during the day?

What do I do about the bed?

I am moving into a townhouse with two girls. One of the girl’s parents’ owns the whole place. When I went to visit the house. I saw that there was a full-size bed in the room. I asked the girl whose dad owns the place if I would be able to disassemble the bed to bring in my own queen bed she said that she thinks it’ll be fine, that she couldn’t see why it’d be a problem and that I could just put all the pieces in the closet. So I signed the agreement and everything’s in place.

However, now she’s saying that her parents are not comfortable with me, taking the bed apart, and that if for some reason, if I was not able to put it back together it would come out of my security deposit.

I responded and said that I’m OK with it coming out of my deposit if I can’t put it back together and worst case scenario, I’ll buy them a new bed when I move out because I really want my queen bed and I don’t want to move into a place with the bed that’s already been used and is significantly smaller than what I’m used to, not to mention having to find something to do with my bed if I can’t bring it.

My question is am I wrong for thinking that I should be able to disassemble the bed if I want because I’m renting the room or is it better to just keep the landlords happy in the sense and concede?

Signed Lease to Dream Property - Didn't Tell Landlord I Have a Cat

I recently discovered a DREAM property to rent. When the landlord called me to relay the details of the property, she asked if I had pets. I am so used to keeping out the fact that I have a cat (because landlords are notoriously biased against cats and will choose someone else if you disclose), but I did tell her that I have a dog. She's completely fine with the dog and he's included on the lease that we just signed, however, I continued to leave out the fact that I also have a cat.

We signed the lease last night and I am feeling a bit guilty/torn. The landlord and her family live about 5 minutes away, so I'm not quite sure how long I can hide my cat for. I also value a positive relationship with her as I want to stay renting the property long-term. She mentioned they would always give a 24 hours notice before coming over, but she could drive by and see him in the window..

Should I disclose that I have a cat before moving in and risk her pulling out of the lease agreement because of the lie? Or should I move in, wait a bit, and come up with a scenario to relay to her to ask if she's ok with a cat living in the home?

Any advice is appreciated, thank you!

Lease Renewal offer incentives question

I have 2 months left in a 14-month lease on my Florida apartment. The property owner left a note in my door offering me renewal options, and it said that the rate will be locked in if I sign by June 11. The option of going month-to-month is the lowest cost option, which seems strange to me. I would have thought that they would want me locked in for at least another year.

I like the idea of going month-to-month because I'm looking to change jobs and might want to move if I get one with a long commute from my current place. However, I'm concerned about this being too good to be true.

Does anybody know why the owner (Greystar) would do this? What incentive do they have for me to go month-to-month? Is there a catch?

moving out soon- help needed

hi there, me and my partner are moving out soon and have caused damage to a part of the flat. what should we do?

There’s a plank of plywood under the sink that hides the pipes in our bathroom. when we got our kitten, she hid in there as there was a gap for her on the top. to get her out we had to rip out the plank as she was trapped in there and we were scared of the hot pipes hurting her. we painted over it but it’s very obvious that a part has been ripped out, but not all of it.

i’m now wondering what to do. do i tell the landlord about it or leave it? or do i try to get it replaced? would tearing the whole thing out be better?

our deposit is non refundable anyways so that could pay for it? do i just be transparent?

Paying for solar lease as renter?

Got my lease and it lists "solar" as something the tenant pays for. When I inquired, they said

> there will be an estimated monthly solar lease payment of around $200, which is intended to help reduce the overall electricity costs.

But I have a few issues with this. Why am I paying for your installation/lease? What if the system breaks, or doesn't even provide $200 worth of electricity that month? Also, why is it "estimated"?

This also feels slightly fishy as I am in CA and solar installation is required on new builds for several years now, and this townhouse is only 2 years old. I assumed it would come with solar, but they said "the solar company went out of business." Then what am I paying for?

So I'm wondering if any other renters are paying for a solar lease, how it works, and if I'm being too anal about this.

property manager keeps delaying my deposit refund, what are my options?

location: florida

i moved out 37 days ago and still have not gotten my security deposit back. lease ended april 1 and i turned in keys the same day. i left the place clean and there was no damage outside normal use.

i emailed twice and called once. first they said accounting was behind and now they are saying they are "still reviewing charges." i have not received any written notice or itemized deductions yet.

does anyone know what the normal deadline is for this in florida and what steps i should take next?
