California rental questions

I've been renting the home I'm in for 20 years the rent is $982. Crazy cheap. Landlord is getting older and the daughter just came to us and wants to raise the rent to 2500 a month. I know legally she can't(I've checked). I'm willing to pay more but not 2500. There have been no improvements inside for those 20 years as well. How would you handle it. I don't have a a lot of options the market is crazy.

North Carolina renting

I have a question not sure how to ask because it could be in many different ways.

If I have the other person on my lease it gets denied because of the criminal history.

If I register them as an occupant and only I am on the lease isn’t it the same screening and they will get denied again?

I applied for an apartment and they got denied for both for a misdemeanor. Is every place like that or how does it work if they need to live with me are the rules different from the person on the lease versus the occupant u have to register

Feeling Good About Renting

Hi Everyone,

I'm curious to know if there's anyone out there who's been a life long renter and feels good about it or at peace with it.

I'm 47 years old and have been renting for all of my adult life. It had nothing to do with poor credit. I have very good credit. I honestly didn't want the responsibilities of homeownership or be forced to live in an area that I hate because I can't afford a new home in a nice area due to my salary.

I'm thinking about buying in the next year or so because I'm tired of huge increases in rent but I am dreading the huge responsibility that comes with it.

Would love to know if there's anyone else out there who is renting and doesn't feel ashamed about it. I hate to even use that word but there's such a huge stigma of renting vs. buying. I'm looking for some positive perspectives.

windows have gaps that lead outside

I just signed a lease for a one br apartment (in virginia, usa). I hadn't noticed during the tour and everything else is completely above board but the windows have huge gaps that lead straight outside. its so obvious that the landlords had to have known. I'm already going to contact them about it tomorrow, but are they legally obligated to fix them? I have records, comics, clothes and electronics that will get ruined if they don't fix this.

Letting someone move in without reporting it

Has anyone let someone move in and didn’t report it to the leasing office? Was it easy to get caught or not?

My child’s father needs to move in so we can coparent but nowhere will accept him with a misdemeanor, even though applications only say he can’t have a felony. He hasn’t been accepted to any places and I need him to move in. Tried working with private landlords and they won’t even bother.

Rent increase and Lease Renewal

So I have a question about a situation I’m in and thought to come here.

I am currently renting an apartment with 4 other people for $2550, our lease is up at the end of august, so our landlord contacted us to ask if we were planning to renew and that the rent would have to be increased due to taxes and HOA fees rising; we said we want to renew, she said she’d talk with her accountant and let us know a number asap, a day later she texts asking “did you guys come up with an amount you’d be comfortable with as an increase”, which I find odd bc she said she’d give us a number, which she never did. We told her our cap was $2750 and she said that will work and we would have to pay the $2750 and $200 difference on the security deposit and last months rent upon signing, then sends over the documents to sign right then, when we just paid rent 3 days earlier, like we all have $3100 laying around, . So she sends over the lease and says “let me know when the money is sent and documents are signed”, we try to explain we won’t have the money immediately bc we just paid July rent, she says typically is required to pay immediately but she will give us until the end of July to pay it, just to have to pay August rent AT THE SAME TIME. My question, is she allowed to ask for first months rent in advance for a lease renewal just bc of a $200 rent increase???

Changing locks two times in the span of 3 months?

I (21) am renting in this place for 1 1/2 years now, never had problems. This April my relationship ended and the other person was childish and refused to give me my keys back for a longer time. I explained the situation to my landlord, they told me it’s no problem to change the locks for my safety, I just have to give them the spare key. So I did.

Now, a few days ago, I accidentally lost my keys at a bus station and when I returned there were not there anymore. My adress is written on my keys.

I feel anxious that someone might use these keys to get access to my place. But I am so embarrassed to tell my landlord about it. It’s the second time in 3 months, she must think I am stupid af.

I am also away with my familiy right now, so I would have to ask them to change the keys for me.
Is this embarrassing? I am so ashamed. It’s my first time renting. What would you (as a landlord) think of lit?

Property manager lying about unit demolition?? Are we being gaslit

I posted about this before but now I have sort of an update.
At the end of May, my boyfriend and I submitted an application to apply for a specific unit, half of a duplex, in an apartment complex. We got approved for that unit and we toured it for the first time on June 1. The upstairs had a lingering odor of cat urine, but we agreed that we wanted the apartment despite this. It had been vacant for a month sitting in the heat so we hoped maybe airing it out and cleaning would help. Also, rentals are VERY slim in our area and this is the first we’ve found that was within our budget, nice, and checked all of our boxes.
We were given a move in date of June 8th and the lease signing process was explained to us.
Later that evening after our tour, I texted the property manager and told her that we were willing to try managing the odor, but we were wondering if something could be added into the lease or put into writing somewhere that management would continue to address the issue if it persisted after we moved in. She replied by saying that she was not comfortable moving us or anyone else into the unit with that level of odor and that we needed to postpone our move-in date so that they could address the issue.
They ended up replacing all of the carpets and the subfloor is within the unit and we re-toured the apartment on June 8. This time the smell was completely gone, except for inside of the closet in the master bedroom in this closet. There was a structure that was built over top of the cavity above the staircase. The piece of wood that covered this structure was stained and seemed to be the remaining isolated source of the issue. The property manager asked if we still wanted it and we said yes. She assured us this was a quick “10 minute fix.” She told us that she was going on vacation that week but she would put in the maintenance request before she left for vacation so we should expect to have a move in date the next week.
What followed was 2.5 weeks of complete silence. I didn’t reach out the rest of the week of June 8th because I knew she was on vacation, but we also heard nothing the entire week of June 15th. I sent a few texts to her throughout the week and attempted calling the main office and left voicemails and received no response. We were very confused because we’d literally been making preparations to move in.
She did not reach back out to us until June 23rd. She sent me a text apologizing for the delay and stated that they were continuing with additional remodeling due to the odor issue. She offered to call us that evening to talk.
On this phone call she actually said that they had discovered “extensive water damage” and that even the tenant in the occupied half of the other unit had to be vacated. We asked if the unit could be held for us since we were willing to wait for it and she just said she “didn’t know” and that there was “no timeline” for the repairs. She offered to let us tour another unit in the same complex and we scheduled for that Saturday. She said she’d send over conformation information which she never did.
On the Friday before our scheduled tour (June 26th) she texted me and said that we had to cancel the tour because the current tenant wasn’t fully moved out yet and she’d let us know when it would be ready. I said okay and again asked if I could have a clearer answer on the original duplex since that’s the one we’d been preparing to move into. We understood that there was no timeline but since it was in fact being prepared, if we were willing to wait a few more months for it couldn’t we just be the first call when it was done?
She didn’t answer this text but she did call me the following Monday (June 29). On this phone call she told me that there is actually talk of the unit being potentially demolished and she didn’t want to keep us waiting on a false hope. She also said that the alternative unit did not include a half bath or washer and dryer hookup, which the duplex did have. The rent was $5 cheaper. She told us about another unit as well in a different complex but it was bigger and out of our budget, which I did let her know.
So for context here, the original unit we applied for is very close to where we currently live (5 minutes) and on the corner of a main road. We pass by it when we go to the local park or I pass by it if I take the back way home from work. It’s not in some faraway area that we’d likely never see again. Over the weekend we drove by it and there are clear signs of occupation on both sides. The neighboring unit (that had apparently been vacated) had a car parked outside (the same one that was there when we toured). The unit that we planned to move into has blinds hanging up, lights on inside, two cars parked outside, and a decorative wreath hanging on the door. This is TWO DAYS after the property manager told me on the phone that it was not available to us because this water damage was so extensive that there was talk of DEMOLITION.
To be clear, I understand that we signed nothing and paid nothing and that legally they did not owe anything to us. It seems obvious to me that they leased the unit to someone else, whether is was by mistake or intentional (maybe hoping to get someone who didn’t care about the odor-even though we were willing to sign even before they changed the carpets). Whatever the case is, I cannot understand why she is seemingly lying to us? Of course we would’ve been upset to hear that the unit had been leased to someone else, but they legally didn’t owe it to us. So why would she come up with this elaborate story? I feel like I am going crazy, genuinely as if I am being gaslit by this property manager.

Leasing office ignorance to my emergency

Hello,

I live in a apartments complex
The AC stopped working since Thursday and I called the complex emergency line that day and submitted a maintenance request but no one came, so I waited to the next day and went to the leasing office and she told me that they only have 1 maintenance guy today due to holiday hours and she will let him know, and yet, no one came, today is Saturday, I called the emergency 6 times already with no response, Iam 27 weeks pregnant and it's 87f inside the house, with this heat wave we're not able even to open the window, I sent an email as well and no response from them, and they're off today so I will have to wait till Sunday and not sure they will come or not

Iam sooo angry and annoyed, this is my first week in this complex and it's starting like this! Also we reported some issues in the apartment when we moved but they didn't respond back, I need to take a serious action with them but I don't know what can I do.
And the leasing office lady was so irresponsible and she told my husband "I can't force the leasing guy to go to it apartment he has other things to do" despite it's an emergency

So what should I do now?

Application and signing lease

Hi there! I have been talking with an agent at an apartment complex in a new state that I’ll be moving to. My application was approved and the unit was taken off the market. The agent texted me on Tuesday saying congratulations and that he would send me an email that evening with next steps. It is now Friday and tomorrow is a holiday. Should I follow up tonight or wait until Monday? This is my first apartment on my own so I’m a little nervous. I don’t want to be annoying or push it too much but I also want him to know I am eager to move forward. Im not sure what the proper thing is to do in this situation haha. Any advice would be great thank you!

Need to break lease- smoke in apartment

I am going to try to make this short! But it might be too lengthy!
I am living in a non smoking apartment building and unit that my lease I signed states it is a non smoking property of any kind and no smoking anywhere on the premises. I’ve been dealing with second hand smoke from neighbors smoking cigarettes now for the last 6 months. I still have 6 months to go on my lease. I am miserable, I cannot sleep in my bed due to smoking all night hours and asthma attacks, and cannot sleep in my front room on couch because then they move to front area to smoke. It’s awful. It is affecting my everyday living, my work, my health, my attitude and anxiety and I am scared for my health as my Dr says I need to be in different living arrangements or accommodation and yes I just got a letter from the Dr. when I was seen.
My question is should I write a certified letter or email with my Drs letter attached asking to break my lease by the end of this month and do you think they will honor this? I have dates and times when the smoke was in my apartment, pretty much everyday. I have email trail and phone conversations and in person conversations with property manager. And should I list all of this in my email or letter? What would be the best way to go about breaking my lease. Should I go to regional or corporate managers and attach all emails, conversations, and my letter? Any helpful advice would be greatly appreciated. Thank you for your time!

Water Heater Noises??

Okay so i’m 19 and i’ve never lived in apartment with the water heater in a closet actually in my apartment, usually it was in the basement so im not used to the sounds it makes. I figure the random whirring and occasional beep or click is normal but the last few days ive just moved in, I noticed the water heater making a bunch of clicks and beeps like a lot for a few minutes then it the heater actually starts up and makes a loud WBRHRJOOOOM, and then runs good for a while. Is this normal?? am i gonna die??

Apartment requires $100k pet coverage even though I don’t have pets — insurance says it doesn’t exist. What should I do?

Hi everyone,
I’m trying to get renters insurance approved for my apartment, but I’m stuck in a really confusing situation.
The apartment (via HOA Verify / Stern Risk Partners) is requiring:$100,000 coverage for pet-caused damage inside the unit.
However:
I do NOT have any pets
My renters insurance (Lemonade) includes $100,000 personal liability coverage.
I confirmed with my insurance provider that they do not offer a separate $100,000 “pet damage endorsement” The only pet-related add-on they offer is up to $500 coverage.
Scion group rejected my policy and said it cannot be approved without that specific $100,000 pet-caused damage endorsement.
When I contacted them again, they just said:
“Without that endorsement, we cannot approve your policy. We do not recommend any insurance”
Now I’m being told I may have to pay a waiver fee from the apartment instead.
I’m confused because:
I don’t even have pets
My liability coverage is already $100,000
My insurance company says this endorsement doesn’t exist in their product
Has anyone dealt with this before? Is this normal for US apartments, or should I push back / escalate with the leasing office?
Any advice would really help.

[US] my rent balance is $0 because manager quit and assistant isn’t posting the ledger

Update: I set up auto pay and I was immediately charged. Ok then.

Our manager quit and it’s only the assistant manager here. I think she forgot to post the ledger or something, I opened my Loft app to pay rent and it doesn’t show a balance. I did email her last month and the amount got posted, you would think she remembers now, but apparently not. In any case, I am not going to remind her again that she needs to do her job.

So I set up an auto payment in Loft app requiring to pay the balance on my account. If she doesn’t post the ledger, then I don’t owe anything and the payment isn’t triggered. I want to teach them a lesson, but I don’t want to get in trouble for paying late.

Should I risk it for the biscuit or no? Or should I just pay and let that overpayment sit in my account until she wakes up and does her job?

how often is it ok for a bf to stay over?

hi guys! not sure if this is the right subreddit but just looking for some advice. i (19f) am moving in with 3 girls into a 4 bed, 2 1/2 bath apartment. ive been in a relationship with my bf for almost a year and a half, and we'll be about 2 1/2 hours away from each other. we talked about him coming to stay weekends, maybe just spending one night and then leaving the next day but im worried about my roommates being annoyed with me. ive met one of my roommates and she said she doesnt care, but we didnt talk in depth and i havent met the others. so is 1 night a week usually fine for a partner to stay the night??

Looking for advice on whether I have a case

Looking for some advice on whether I have any recourse here.

A few days ago, water started pouring from my apartment ceiling directly onto my desk while I was working from home. Maintenance told me the leak was caused by my upstairs neighbor's plant watering device. The watering tube that was supposed to be inside the plant came out and leaked water all over her floor, which then came through my ceiling.
Management brought in an industrial dehumidifier that had to sit about an inch from my desk because that's where my workstation is. I work from home 12 hours a day with frequent calls, so the noise was extremely disruptive, and I had to keep turning it off during meetings. The repairs have stretched over multiple days and will continue with painting and ceiling repairs. I'll also have higher electricity costs from running the dehumidifier.

I asked the property manager for compensation or a rent credit since none of this was my fault, but they denied my request and said they are repairing everything as quickly as possible.

Do I have any legal basis to pursue compensation or rent abatement in Pennsylvania, or is this simply considered an inconvenience that landlords aren't responsible for as long as they make the repairs promptly?

Apartment issues

Delete if not allowed.

I live at the villages of chapel hill. The water is shut off constantly because they’re doing repairs. It’s been 3 times in the last two weeks. Yesterday, they sent an email before 11am, saying they had to shut off the water for emergency repairs and it would be turned back on in 4 hours. It was not, it is still out. We have had no water for nearly 24 hours. To top it off, 16 exterior AC units were stolen last Friday, and have yet to be replaced. So we have no AC AND no water. My cat is miserable, I’m miserable. I have two aquatic frogs and I keep having to replace their water with refrigerated water I keep having to purchase because their tank water keeps reaching 90 degrees, and I don’t want them to suffer or die. This is a miserable situation, and I want to warn everyone against renting here. It took months after I moved in before I could even take a shower in this place. The water pressure was too low to even run the upstairs shower. I had to boil water, carry it upstairs, and put it in the bathtub to even bathe. Can anyone advise me on what to do about this?

No central air?

We rent a house from a landlord here in Indiana. When we moved in there was no ac. Only heating and window units. With the heat wave it's almost 80⁰ in our house and we have every window unit on and every fan on. When does it become a legal issue? It feels as though we are melting though our skins and I'm not sure if we can make him put in central ac.

Do I just have to tough it out?

Edit: thank you to everyone who responded! We will just have to tough it out. Hopefully we will be moving next year so I'll be buying an industrial fan for each room as of now 🤣
