my landlord wants to inspect the apartment every month

my landlord said they want to inspect the apartment once a month going forward. they haven't said there is a specific problem with the unit.

is this something a landlord can normally require, or can a tenant object to frequent inspections?

Guarantor Application Help

My children and I have been in a rental for 16 months and the landlord is selling so we have until 10/01 to move out. My father has been paying and is the only one on the lease agreement (we kinda knew landlord so I guess it was special circumstance?). We were trying to find a house (approved for $1.2 million) to buy but that has failed so far, so now we are trying to find another place for lease.

The problem is I have no income this year and my credit is messed up. I will be starting work in a week but it won’t be anywhere near what I need to qualify even for a lower priced rental apartment. My father is willingly going to continue paying for the next two years. I want to apply but in order to do that he needs to be listed as a guarantor with income that is 4x the monthly rent, which he doesn’t have ($180k/yr) Will we be automatically rejected? I don’t want to pay application fees if it won’t even be considered.

None of this is making sense to me. How can he be approved to buy a house but not approved to rent? With everything else in life going on and trying to figure this out on my own, I’ve reached my wits end. Please help this pathetic soul understand.

Trying to move in with my partner….

So my boyfriend and I are looking at houses to rent in Las Vegas. The only problem is that my credit is absolute ass. I’m working on it, but I don’t qualify for anything on my own. My income is good though and I make 3x to 4x more than the rent for the places we’re looking.

My boyfriend though, he meets all the eligibility criteria. Credit, income, rental history are all good.

It seems uncommon for a landlord to allow only one person to be on the lease if someone else is living there too…. I don’t know what to do! We need to move out in 1-2 months and I’m just so concerned that we’ll be rejected everywhere because of me.

Are there any workarounds? We obviously want to be honest upfront, but I’m not sure if I can be listed as an unauthorized occupant opposed to applicant or something? I’m not sure what’s common and what would appease most landlords. I’m stressing!

Landlord Won't give me apartment [KY] what do i do?

Hi so recently I 21F was looking to rent a apartment to get out of my parents house, the landlord (a LGBTQ man) showed me a unit, i liked it, and started application process, while we were in, i asked if i could get the apartment for 800 dollars instead of the 1.5 thousand they said no i kept arguing but stopped and filed the application than left mad but still wanted the apartment.

However the next day I got a email saying I've been denied. I was annoyed and upset and angry so I immediately looked at why, it said because I didnt make enough but I make slightly below but I still should have got it. I told them id work maybe overtime haven't got a response

So what can i do? I really wanted the apartment, maybe it has something to do with the landlord and he hates people like me idk.

i'm in California and i'm reviewing a lease before signing it. one of the requirements is that tenants have renters insurance.

i haven't had it before and i'm trying to understand whether this is a normal lease requirement.

is this something landlords commonly require?

Help! Trying to leave before my 12 month contract

Hi, renting in Southern AZ until I could find a builder and get a new home built. Well, I jumped the gun because my rental is a termite and rodent infested home (byproduct of a desert dwelling) especially if the landlord doesn’t give a care. My new home is already complete. I was going to offer a lump sum to pay off my contract. 6 months lump sum. Any advice? Should I write a forms
offer to pay off my contract with payoff amount? get it notarized? I’m clueless here, please advise.

Lease legal question

Hypothetically speaking…if I have a signed lease agreement (signed by all parties, including the Senior Property Manager) that says $0 in base rent, would it hold up in court if they attempted to make me pay?

Probably a dumb question, but I’m genuinely curious.

Crazy moving out fees. Is this legal?

For context, I rent an apartment with a roommate in Southern California. We’re both on the lease, and signed in October 2025. So our lease ends this October.

Today, our landlord told my roommate that there’s going to be a carpet removal fee of $1500 upon moving out because we have a dog. I checked over the lease, and nowhere does it mention a carpet removal fee. In addition, she was told if we had lived there 5 years then we wouldn’t be charged that fee. I checked, there’s nothing about that in the lease. There’s a very vague mention of tenants being responsible for “any damages by people or animals beyond normal wear and tear” - but you’d think that’d be for extreme damage from that wording, no? It also mentions emotional support animals being exempt from standard pet fees, so I told the landlord I will be getting her certified as an emotional support animal by my psychiatrist asap. I’m not sure if legally this will make them lose the fee or not since I’m just doing so now. But I figured it was worth a shot. But a carpet removal fee of $1500 seems excessive considering it’s just pet hair and maybe a “dog smell”. Nothing was extensively damaged and we’ve been careful in our apartment. The pet addendum states nothing about move out fees with pets. We were not warned about this ahead of time at all.

I guess I just need someone to advise me in navigating this. I don’t want to escalate it into a legal case but it seems that may be where it’s going.

The part of renting nobody prepares you for

You don’t really understand how expensive renting can get until you actually move.
Rent → deposit → maintenance → electricity → brokerage → shifting → furniture → random little expenses.
And somehow, after paying all that, you’re still just *renting*.
I’ve started thinking differently about rental properties lately — not just from the landlord’s side, but from the tenant’s perspective too.
What’s the one rental expense you absolutely hate paying?

Tenant disclosed a 50+ Border Collie mix only on the application after we had already agreed on rent. What would you do?

I'm a landlord in Washington, and I recently reduced the rent by $150 to make the lease work for a prospective tenant.

Afterward, I learned through the rental application that they have a Border Collie mix that weighs more than 50 pounds. The dog wasn't mentioned during our earlier conversations or while touring the property.

I'm trying to decide what would be considered fair in this situation.

For landlords who rent single-family homes, what would you typically charge for:

  • Monthly pet rent for a 50+ lb dog?
  • A pet deposit?

Would the fact that the dog wasn't disclosed until the application stage affect your decision?

I'd appreciate hearing how other landlords would handle this.

My ex got taken off the lease. I put his stuff covered in the driveway. Now he is telling me thays illegal after telling me he will come get it yesterday, today, and declined me driving it to him.

I know you're supposed to keep everything in a semi safe place, but I thought he was getting it. After telling me he would get it yesterday, today and declining me bringing it to him, he is threatening me, telling me its illegal to just leave his stuff out. Its alot of stuff and very heavy. Hes saying I put it out there just chz im vengeful. I dont understand this because im the one who wanted him out. Is it still illegal if he says he will get it?

How much notice to give a landlord when you’re moving out if your lease is expired?

Mine and my bf’s lease with our current landlord expired in July. We are now on an unofficial / unspoken month to month basis but we are looking to move out in the next month or two. Since we technically have no lease here anymore, how much notice should we give our landlord that we are moving out? We don’t have a set new apartment yet but we are touring some.

Can I get out of my apartment lease because of repeated AC problems, spiders, and how management handled my relet? (Georgia)

I’m in Georgia and I’m trying to figure out if I have enough grounds to get out of my apartment lease. At this point there have been so many issues that I’m not sure what my options are.
The biggest problem has been our AC. It has broken or stopped cooling properly over and over again since we’ve lived here. I have documentation for several of the maintenance requests:

October 2024 — our AC was out for about TWO WEEKS
Two separate AC issues in 2025 that I’m currently trying to find the records for
May 18, 2026 — reported that the AC seemed broken and wouldn’t reach the temperature it was set to
June 11, 2026 — AC was set to 70 but stayed around 76/78
August 2026 — AC broke AGAIN and was out for around 9 DAYS!!!!!!!!

During the most recent outage, they eventually provided a temporary/window AC unit downstairs, but nothing upstairs, so the upstairs was still getting into the 80s. This definitely isn’t the first time they’ve had to come out and work on the AC.
We have also had a constant spider problem. We were finding spiders downstairs basically every day. I contacted management/maintenance about it multiple times. They tried spraying and also added weather stripping around the front door, but neither actually solved the problem and spiders continued getting inside.

There is also a whole separate issue with trying to relet the apartment. I found two people to take over the two rooms, they signed new leases, and I paid a total $1,700 relet charge. I was told that once they signed their new leases I would no longer be responsible for mine. Then those people backed out, management allowed them to cancel their new leases, and suddenly I was responsible for my lease again. I don’t understand how they were allowed out after signing but I’m being told I can’t get out.
I have screenshots of multiple AC maintenance requests, emails/communications with management, and I’m trying to gather everything I have about the spider issue and the two AC incidents from 2025.

At this point I just want to move out and be completely released from the lease. Im planning to speak with management and ask them to agree to a voluntary/mutual termination, but if they refuse, we are considering talking to a landlord-tenant attorney.

Is anyone familiar with Georgia landlord-tenant law know whether this history could potentially be enough to terminate a lease?

Apartment infested

So basically ive been dealing w roaches the past 4 months, contacted apartment and they put roach bombs they did appear less often but theres still some. Now last night i saw 2 mice, i can hear them in the walls. And they said theyd have pest control arrive tomorrow and look for and seal any holes

At this point with the roaches and the mice is it reasonable to ask for accomodation from the apartment about staying elsewhere. I dont feel comfortable at all staying there. Its also a studio so my bed is close to the kitchen.

My Ex Roommate Keeps Coming Over

Hey y’all. Imma just get straight to the point. I had a previous roommate who was pretty awful. Just not a great person, has consistently made it a point to talk badly about me all throughout their lease (and still goes out of their way to do so after moving out…), and genuinely makes me deeply uncomfortable to be around. They moved out about a month ago but one of their friends moved into that unit immediately after. Since their friend moved in 3 days ago, my previous roommate has come over 3 times. Today it was twice in one day. Since coming over has talked badly about our living room and specifically made it about me. Without getting too into it, they were a wildly inconsiderate and rude roommate when they lived with us. I had to vacuum a ton of cat litter out of our shared storage closet with out AC unit in it (that also housed their cat’s litter box btw). Has gone out of their way to talk badly about me to my friends when i’m not around. To paint a better picture of this person, they invited a decent amount of people to their Bday party (many of which were friends of mine I introduced to them) and they had to cancel because no one wanted to come.

I live in a 4 person unit, all 3 of my other roommates witnessed how i was treated me and a few of our verbal altercations. And yet 2 of my roommates keep inviting them over. I’m not sure what to do. I’ve made it abundantly clear I do not like them or want them over. But I also don’t wanna be a crazy roommate, so all I asked was that they just let me know before they come over. But 3 times in 3 days, twice of which occurring today is a bit much. Like just find another place to hangout???

I don’t know what to do. Living with this person made my mental health decline (there were a few other reasons, to be fair, but they were certainly one of the main things not helping). Can I have them trespassed? My other roommate and I are planning to say something, but I don’t anticipate they’ll be very receptive. Is there anything I can do so they can no longer come over?? I’ve lived in this apartment for multiple years and now I don’t feel like I belong in this space.

I just rented a small apartment it's an old house conversion. So the issue is. They told me I have to use a place outback to park. They even put gravel down for this. But the problem is there's no way to get there, without walking through the yard, wet grass, grass clippings, dog poop? What do I do?

Fee to pay rent

My landlord just notified everyone that they are no longer accepting personal checks to pay rent. They now require the use of an app called “Rent” which charges $1.95 for bank account/routing number or $4.95 if you use your debit card. The only other option is to use a money order but money orders cost money!!!

So the only way I can pay rent now will cost extra money. I live in Ohio and I don’t believe there are any specific laws against the use of apps that charge a fee but can this really be allowed?? Legal?

I’ve lived here for 4 years (I live alone) and I love it here but lately I just don’t know. It’s so expensive to rent anywhere and the economy makes it hard to live alone and now I have to pay money to pay rent.

Will I be able to get out of my lease?

For a bit of backstory, I moved into my current apt in April to escape a bad situation. The apt needed some work done but the property manager assured me the work would be done even if I moved in on the spot (first mistake I know). To no one's surprise none of the things they told me they'd work on were worked on and on top of that my AC has been broken since I moved in.

It blows cold but barely enough to maintain temp, and as I'm writing this (at 1am) the thermostat is reading 81° when it's set at 76. It has to run all day and night because if it doesn't the temp will rise to as high as 96 during the day and won't get cool again for days; because of that my monthly electric bill has been upwards of $300. I've pestered them for months to do something about it and I was starting to lose my patience when I found out the whole building is infested with thief ants because there's a 4ft wide hole in the attic and the landlord plans to do nothing about it.

Whats the likelihood I'll be able to terminate my lease and get my deposit back😵‍💫 im desperate here folks

Landlord trying to cancel lease two days before move in

My friends and I are supposed to move into a house in California in two days, and we've had the lease signed for several weeks now. Today, the landlord informed me that she would be canceling our lease because she just today found out that the electric utility company needs to install something on the house, which she said requires permitting and an electrician. She explained that she has no clue how long it'll take, so she's canceling our lease since we can't move into a house with no electricity.

Is there anything we can do here?

Security deposit not being returned

I live in North Carolina, and moved out of my last place on July 15. From what I can tell through Google, landlords have 30 days from the move out date to “return your security deposit or provide an itemized list of deductions,” and if they provide the list of deductions have an additional 30 days. One roommate got his check and a letter outlining what each person was owed on Aug 6, and we received no deductions to our deposit.

I reached out to my landlord and found out he sent my check to an address lacking my apartment number, and my leasing office doesn’t have the letter either. I asked my landlord to send a new check, and he is claiming we should wait the 14 business days for the postal service to deliver (if they are somehow this delayed delivering one city over, and have delivered to my roommates also a city over), and an additional 2 weeks for them to return the letter if it cannot be delivered so we’re sure it’s not on the way.

Am I in a position to demand he send a new check or even threaten legal action yet? I feel like things line up, but I don’t want to make a fool of myself.
