Moving over from EU for a few months, completely lost on furnished rentals. Is $4-5k for a 2BR realistic?

Hi all, hoping for a reality check because I have been staring at listings for two days and I am more confused than when I started.

Situation: I work for a small company in EU and a couple of us are coming over for something like 1 to 3 months, starting late September or October. We need a furnished 2BR (3BR would be nicer but seems rare). We do not want to sign a 12 month lease for a stay this short.

What I think I have figured out, please tell me where I am wrong:

- Budget seems to land around $4,000 to $5,500/mo for a decent furnished 2BR in a central-ish area. Is that actually the market or am I looking at tourist pricing?

- Furnished Finder, Blueground and Airbnb monthly seem to be the main options. Blueground looks easiest but noticeably pricier. Is it worth it or am I paying for photos?

- I keep reading that anything under 30 nights is a whole legal thing, so I am only looking at 30+ day stays. Correct?

What I would really love help with:

  1. Which neighborhoods would you actually recommend for two people who will be working a lot and occasionally having colleagues over for dinner? Somewhere walkable, quiet enough to sleep, not a two hour commute to downtown.

  2. Which areas look like a bargain online but are a bad idea in practice? I would rather hear it from you than find out on arrival.

  3. Anything you wish you had known before booking a furnished place here.

I have never lived in the US so assume I know nothing. Thanks in advance, genuinely.

Replanning my tiny house - need help with the living zone

I have a small two-storey house that I'm in the process of renovating. Ground floor has an open-plan kitchen/dining area and a separate bathroom. Upstairs is a loft bedroom with a balcony.

The kitchen and dining are mostly sorted. What I'm struggling with is carving out a proper living zone on the ground floor - a place to actually sit and relax that doesn't feel like an afterthought.

The space is compact and I haven't found a layout that makes it feel intentional. No separate room to work with - it all has to live together with the kitchen.
