I got tired of checking agency websites one by one, so I built a search engine over 2000 Belgian agency sites

I was spending hours every day looking for my next home.

The frustrating part was that the listings I actually cared about often appeared on an agency's own website days before they showed up on the big portals. Some never made it there at all.

My friends were running into the same problem, and I eventually found myself subscribed to newsletters from ~20 different agencies.

So I built Okoti.be. It pulls listings directly from the websites of Belgian real estate agencies and puts them in one search.

Where it stands today:

  • 2000 agency websites indexed across Belgium
  • Filters on price, bedrooms, living area, property type, new-build in/out

When you find something you like, you go directly to the agency's own listing. Okoti doesn't sit between you and the agent.

It's completely free.

What is coming:

  • Free listings for private sellers. If you've sold or plan to sell your house, I would be happy to hear your thoughts.
  • Free alerts

The platform still has some limitations: no price history yet, duplicates when two agencies list the same property, coverage not yet at 100%.

I'm deliberately keeping the number of features low for now. I want to get the core search experience right first.

I'm actively looking for valuable feedback. In particular:

  • What makes you trust / not trust the results?
  • What filters are you missing?
  • What's confusing or annoying?
  • Does this actually save you time?
  • What data would help you make your final decision?

I built this because I had the problem myself, so I'm happy to spend the night fixing whatever you manage to break.

Brutal feedback welcome. Let's make a banger app!

Vimexx automatically renews domains 45 days before expiry. Anyone else affected?

Hi everyone,

I'm looking for Vimexx customers in Belgium and the Netherlands who have experienced a similar issue with domain renewals.

Vimexx appears to initiate the renewal/payment of a domain 45 days before the actual expiry date. This means that, according to their current process, customers need to cancel before that point if they don't want the domain to be renewed.

My concern is not simply that Vimexx uses automatic renewal. The issue is whether the 45-day renewal/cancellation deadline was clearly disclosed to the customer before entering into the contract or before becoming committed to the renewal.

In my case, I was not clearly aware that Vimexx would initiate the renewal 45 days before the domain expiry. I have already contacted their support team and disputed the renewal.

This seems particularly relevant under consumer-protection rules in both Belgium and the Netherlands.

For example, the Dutch ACM/ConsuWijzer states that companies must provide important contractual information clearly and that information about automatic renewal and cancellation must be provided to consumers. Important information should not simply be hidden somewhere in the general terms and conditions.

The Belgian FPS Economy similarly requires clear information concerning automatic renewal and the conditions/deadline for opposing the renewal.

I'm therefore trying to find other customers who have experienced the same situation.

If this happened to you, I'd be interested to know:

  • Are you based in Belgium, or the Netherlands?
  • When did you discover that Vimexx had initiated the renewal?
  • Was the 45-day deadline clearly displayed when you purchased/renewed the domain?
  • Did you receive a notification before the renewal was initiated?
  • Did Vimexx refuse to cancel or refund the renewal?
  • Do you have screenshots, emails, invoices or other documentation showing how the renewal information was presented?
  • Were you using Vimexx as a private consumer or for a business?

Please don't post personal information, domain names, customer numbers or payment details publicly. Feel free to DM me if you have documentation you're willing to share.

If several customers have experienced the same issue, I am interested in coordinating a collective complaint and investigating the appropriate legal/consumer-protection procedures in Belgium and/or the Netherlands.

At this stage, I'm primarily looking to establish the facts and see how widespread the issue is.

If you've had a similar experience with Vimexx, please comment below or send me a DM.

Thanks!
