Melbourne Property prices decline in value - News Vs Reality

Hi all, there has been a lot of chatter from experts and news that Melbourne property prices is falling and continues to fall due to weaker market, however is the reality way different?

I have been trying to purchase a block of land from a developer whose had the land for sale for over a year and there are other lots in the estate which also are still available, I put in a fair offer to the agency looking after the estate (Oliver Hume) based on the location, lot characteristics and market conditions about 2 weeks ago (approx 11% off the listed price) and they still haven't gotten back to me. To be fair, the listed price is also quite inflated as you would expect from a developer.

The only explanation I have received is "offer is still under review". But seems to me like they are just playing games and want the sale for the listed price. Anyone experienced this or thoughts? Is the prices falling all fake? I as a buyer definitely don't want to overpay when the market is low. Any advice would be appreciated. Thanks

Internal Audit vs Commercial Finance role

Hi all, I am currently in Internal Audit thinking of getting into a commercial finance role and wanted to understand if the transition is possible and if anyone has done it? What has your experience been? Is Commercial finance role better for long term pay and career growth? I am at a point where either I go for an Internal Audit Manager role or pivot into a commercial finance role (unsure on the seniority level). I have been reading a lot here on how lucrative earnings there are in consulting, tech and other industries but seems like banking maybe not so much. Again it depends on role and department but keen to see the real salary data and the roles that it associates with.

Sometimes I get into deep thoughts of whether I chose the right career.

After spending over 6 years studying and becoming a CA and currently being in Internal Audit, I feel like to earn a decent pay for example $150k plus or even higher like $200k, there is a lot of stress and long hours that come with it. And I see others in different roles and industry earning way more than me but being more happy and satisfied with their job, work life balance and less work stress overall. And then it makes me think whether I should change careers or is it too late. I am 32(M), married with 1 child. Would appreciate any advise or real life examples. Thanks
