Rent deposit deduction

Our landlord just sent us an email about the itemized deductions 31 days after we moved out. He is taking out $810 out of $950 deposit for a bunch of cleaning fee. He is selling the unit and we rented for 3 years.

Floor under the fridge full grease as well as the wall. Labor $30). This we might be okay as we never thought of pulling the fridge out to clean behind or under.

Hardwood floor show many scratch and needs to be detailed and cleaned: Labor & materials $40) The scratches are in the hallway And entrance which are high traffic areas.

Carpet rooms:  Assesment - Both carpet have sign that it was vaccumed, however needs to be proffesionallty cleaned. Cost for 2 rooms $60 (waived if professionally cleaned)

Bathtub and walls on both bathrooms needed to be deep cleaned due to soap. Labor and materials $30  We cleaned the tubs a the night before moving out.

Food disposal not working - Broken and need to be replaced. Labor and Food Disposal $250) we used and cleaned it on our moved out day, as our kid was having lunch and we needed to do dishes. Also was working on inspection then suddenly its broken?

Walls: Assesment - Throughout the whole property thare are signs of covering holes with wall paste and painting the repair. Due to the fact that the paint do not match the wall color, it is required to paint the whole wall/rooms. Labor and materials $400

some of the small patches that we tried to fix sure. But some of the pictures he send us are patches already there when moving in.

I have never experienced this as someone who tries to take care of our apt as much as I could and have always gotten my deposit back in full amount or atleast 85%.
