CILS B1 Standard grammar section

Hi, I’m looking to take the CILS B1 Standard exam mid June. From looking at some past papers, is the grammar section always consisted of:

  1. Articles and preposition + articles
  2. Verb tenses
  3. Vocab test, multiple choices
  4. Understand/summarize sentences, multiple choices

First time landlord - advice

Hi, I'm looking to rent out my leasehold one-bed flat (we upsized and can't seem to sell this one) and I've seen a few posts here saying it's better to DIY, so I was hoping to get some advice please.

Background: leasehold flat in a large building in London, mortgage-free, EPC B, central heating and hot water, in very good condition. I lived here for 7 years until we needed to upsize, and now I rent a bigger property very close to this one-bed.

AI has given me a run-down and I have some questions below.

  • What's your experience promoting the flat? Do you use OpenRent mostly as DIY landlords?
  • Right to Rent checks and reference for tenants: AI has mentioned referencing agencies, is this needed? What do people normally do?
  • Tenancy agreement: do you use NRLA's template or solicitor?
  • High level question: would you still advice a first-time landlord to DIY in this time of change? And any other experiences/advices being a landlord - highly appreciated!
