Hello,

I am in the process of purchasing a residential villa in a gated community in Chennai. I have noticed that the villa’s setbacks do not appear to comply with the TNCDBR-2019 requirements. When I looked into other villa projects, I found what appeared to be even greater deviations.

The draft building plan provided by the builder appears to comply with the setback requirements. However, the floor plans shown to me for the actual construction differ significantly from that draft.

I would appreciate clarification on the following:

1. Are gated villa communities governed by different setback requirements?
2. Is it common for builders to submit one set of building plans to the local authorities for approval while following different plans during construction?
3. If the construction deviates from the approved building plan, how can a completion certificate be obtained?
