I'm looking to invest around ₹1 crore in a residential plot in Chennai.

My plan is to buy the plot in 2026, hold it for around 5 years, and potentially sell it later . I'm not looking to build a house on it right now.

I am trying to understand the guideline value of a flat to resell (Ayanavaram area, 30+yrs building) and the impact for seller

1. On TN website found guideline value of land. At 406 UDS and GV of INR5500/ sqf...This comes to INR22,33,000

2. Added the building value..For superbuilt up of 1050 sqf at INR 3500/sqf .This comes to 36,75,000

So 1+2 comes to approx INR 60L

If my sale price is 90 lakh and that is the same price I will be asking on the sale deed as I want to keep things legal.

Is there anything I am missing? If the sale price is very much above guideline value is there some penalty for the seller?

I’m looking to buy land in and around S Kolathur. Preferably around areas like Maxworth Nagar.

Looking for around 1200 - 1800 sq.ft.

I have looked into online real estate portals and it’s dominated by brokers who are charging way too much than reality. I am okay to deal with genuine brokers if the price is legit.

I’m always open to Owners, and my questions are below:

1. Is there a way to identify genuine owner posted opportunities only?

2. Experts, do you have any other locality suggestions in chennai for a budget of around 8000₹/sqft?

I have booked an apartment at Sholinganallur, Nookampalayam Link Road. Some of the Survey numbers are coming under the Ramsar Map. My bank has even held the release of Final Payment for this reason. Any suggestions on thoughts on proceeding with this on not? Edit : The property name is NCC Signature Towers

Most land due diligence reads each document on its own. EC, Patta, FMB, A-Register, sale deed — each one looks fine individually, so the deal passes.

We check whether they agree with each other. That's where the problems actually are.

What it's caught so far:

• ₹130Cr+ in undisclosed bank mortgages on one Avinashi parcel
• A patta mutation citing a document number that doesn't exist
• Vendors selling land they only held a fractional undivided share of, with a 1981 court decree on it
• A clean deed chain on land the government register classifies as poromboke

Tamil Nadu only for now. Coimbatore-based, small team.

I had visited Urban Tree Sapphire for a plot, anybody has invested in these plots? How do you thing the prospects of appreciation in these plots.

How is L&T Avinya Manapakkam?

It's in a nice area but the asking price for 3bhk is very high and that too for a low utilisation. Just 60-65%

How is the upcoming development prestige palm court in madhavaram? How much is the rent in that area? Is 10k/sqft worth investing?

Hi, im looking for plot near padur, kelambakkam, thaiyur to thiruporur, pudupakkam, kelambakkam vandalur road.
Requirement - min 1700sqft
Budget- 4500rs per sqft ( can extend depending upon proximity to road)
Pls dm if you are reselling or know some good places with good underground water!

Considering to buy plot here , one of the main reason is the budget and the Hirandnani one is beyond my budget. Looking for plot not apartment and since being inside a community just assuming the paperwork and legal checks would be taken care. While there are options available which are not in gated community claiming to be in the locality for a cheaper price this was selected just because it's a gated community.

I have also considered the godrej and few others on the way since I want above 1200sqt this one is shortlisted. So any advice and suggestions are welcome
