Want to Rant: Crazy prices in Newtown

Came here to rant about how unreal the real estate market in Newtown area is.
I started looking for a 2bhk in Newtown area in December 2025, tried to market research how the prices were going. It was around 54-60 back then. Last 6 months I have contacted all the brokers in Newtown area and now the property prices are at 65-70.
All I want to know if the land valuation is correct or not. Are they doing any kind of land assessment before quoting? Because if you look at the development, we have literally 4 office buildings there. There is no news of new companies coming. Dont start with financial companies moving from dalhousie to Newtown, we dont know what new govt is planning. But seems like nobody is paying any heed to IT industry there.
Then why did brokers up the prices by 5-10lakh in 6 months. Also the rent in that area is not that much as well, so rental yield is a joke as of now.
I really wanna know how these prices are getting decided.
Its like im never catching up with it, by the time I would reach a state to invest 65-70, the prices will be 80-85
And yeah, I tried to negotiate a lot, but they know they would get buyers so…

Buying flat in cooperative society newtown AA1

Hi everyone,
I’m planning to buy a flat in AA1, New Town, but I understand that the building is under a cooperative society.
I’m considering the property both as an investment and for renting it out. Is buying a flat in a cooperative society a good option for this purpose?
Are there any major drawbacks or differences compared with buying a freehold property? Do tenants have any preference?
If anyone has experience with cooperative housing societies in New Town/HIDCO areas, I’d really appreciate your advice and insights.

Standalone building on main road vs Gated society 2km away from metro/bus route

Need some advice on which option you’d choose to buy flat in New Town, Kolkata:

  1. Ambuja Utsang near Silicon Valley More (gated society)
  2. Standalone freehold apartment near Owl More / Chintamani Crossing. Excellent location on the 4-lane main road, but the flat is at the back of the building.
  3. Wait for a better option.
    My priority is long-term appreciation, resale value, and overall quality of life. Which would you pick and why?
