Hello, I’m not sure if anybody has experienced this before but looking for advice.

About two years ago I took a job in McLean VA mostly remote commute 1-2days a week (from Frederick) I have since then got promoted and have to be in the office 4 days a week, I have been at this for about 4 months and it’s draining me badly. I have a significant other that works here in Frederick and we are looking to move to a place that’s meets us both in the middle you could say. Any recommendations? Germantown? Would germantown even be really better for me?

I have client purchasing in a high cost area, they qualify income wise for the LLPA waiver (120%) median. The lender they are shopping me with apparently told them they qualify since they have only owned a rental property not a primary residence (currently own / have a mortgage). I am the preferred lender, but getting killed on pricing and when I went digging this is what I found above ^ (other lender using the waiver and credit in the low 7’s) I have never heard this before and can’t find on the Fannie guide? Can somebody confirm this?

My current situation:
I have been in the business about 2 years. Starting out I was fully direct to consumer. Now, I am currently in a “Hybrid” role I guess you could say. About a year ago my retail business started ramping up. But, I do not have much knowledge of being a retail LO.

Now, my realtor that sends me most of business is starting a team as well. About 3 realtors. And, we are going to do split marketing (fully above law no breaking respa Etc). And, of course there will be costs included.

My two questions:

- Retail LO’s, does your company pay this costs or you out of your own pocket?

-Is it legal still have two OB’s? (Reason being DTC is very competitive so margins are very thin, so I want to make more BPS on straight retail)

I have a meeting with my boss coming up regarding this and wanted some insight into a space I have no knowledge about to know what I should ask for / be prepared.

Here is my scenario:

I have a Fannie and Freddie approved condo. The questionnaire on the buildings safety section has all of the same answers. Please see below:

“The undersigned has not received any written report from an engineer or any violation from any state or local building inspector that the building structurally unsound and unsafe within the past twelve months. The lender is responsible for to preform its own structural review as it deems necessary Etc etc.”

My underwriter is Requesting we get the
Minutes from the HOA. This HOA has been a nightmare to deal with and closing right around the corner.

So, my question is does all above meet Freddie or Fannie guidelines as-is with their response without getting the minutes and opening a whole can of worms / being at the HOA’s mercy and probably delaying closing.

I made an absolute full of myself last night at a work event. I quit liquor about a year and a half ago for backstory. I went to a company even felt very out of place I am super young compared to everybody, I was getting anxiety and felt like everyone was like he’s awkward. I am a sales guys and people think I’m so “extroverted” but I’m an introvert extrovert if that makes sense. I am good at sales, but with conversations not trying to get a sale I am so awkward and out of place and honestly have no idea how to converse with people. Then after the Two beers did nothing I said maybe I can control it now so I took a shot to feel in place. And that turned into many many more to a point where idk what happened, but safe to say I made a full of myself. This is why I try to never mix personal and business because there is a side of me I don’t want my co-workers to see self destructing alcoholic and I only drink beer on weekends now.

I am not stranger to “Hangxiety” but this is honestly the worst I have ever had. I feel slightly suicidal (Im not going to commit) I can’t even control my words my girlfriend fell asleep finally but I would just blast out “fuck” “why” or like a weird scream. I definitely can’t sleep as my heart is running 1,000,000 miles an hour. I go on this thread when this used to happened when I drank liquor and reading the stories would help, reading them are now even freaking me out more. I honestly have no idea what to do and I guess looking for advice or just ranting I’m not even sure. I know I need to fully quit alcohol as everybody in my family is a serious alcoholic and I thought I could get away with just “beer”.
