I don’t want my parents at my wedding

I have a complicated relationship with my parents. They’re assuming they’re invited, but I really don’t want them there. I honestly think it would be extremely stressful to have them there on my big day. I have my own issues with them, but specific to the wedding:

They haven’t congratulated us on our engagement. They haven’t welcomed my fiancé into the family. They honestly just seem to ignore his existence and I think they look down on him because his family isn’t wealthy.
They have millions and haven’t offered any sort of help (we’ve asked). We are fully prepared to fund our own wedding, but help would have been nice.

Has anyone ever un-invited their parents to their wedding ? We are not estranged; I see them once a year because they live on the other side of the world. But not inviting them to the wedding is something you can’t really come back from.

Upside down 150k - what would you do?

Bought a home in Nashville in 2022 at 565k. At the time, the most recent comp had sold at 550k so it didn’t feel like a bad price to pay. Mortgage is 3500, HOA is 400. Rent is about 2500-2700. I had it listed at 450k a month ago, no takers. I feel like I’m stuck in between a rock and a hard place.

I either sell at 400-425 and bring 150k to closing OR I keep renting it out and lose about 1k a month accounting for some principal pay down.

I just don’t know where I go from here. For me to bring 150k I would have to sell stock and take my money out of the market. I’m almost inclined to just keep bleeding the 1k. Am I just bleeding out another 24-36k only to sell this for 400-425 in the next couple years? Advice welcome.

Client overuse of AI

How have you dealt with clients who use AI for every single little thing and then make you counter or respond to 10 irrelevant points the AI brings up?

For example, the client used AI to analyze the HOA covenants. HOA requires each unit to have at least two parking spaces. Well there’s enough parking space for four cars but because the AI flagged it as a red flag, they are now concerned that there’s not enough parking when there obviously is if you just look at the picture on the MLS you can tell there’s parking. It’s just stupid things like that where they just blow up your night and call you for no reason threatening to cancel the contract if they can’t satisfy this HOA requirement for parking.

How have you successfully positioned yourself as the expert where you’re not in a position to have to counter every single point that AI brings up?

How to let go of guilt

Recently got engaged and want to start a family. Both my fiancé and I make good money. HHI 500 K a year and we live in a HCOL area.

How do you let go of the guilt when it comes to spending on a wedding a honeymoon, etc? We looked at a couple of venues and in our area. It looks like a 50 person wedding all in after taxes and gratuity and accounting for a random expenses is going to be around $50,000. That just seems like an obscene amount to spend on one day, especially if we are working towards early retirement.

On a smaller scale, even though I can afford something like private Pilates classes which I would love to incorporate into my routine I feel guilty for wanting to splurge on it. Not because I feel like I don’t deserve it, but because I have this (irrational ) fear that someday we’re not gonna have enough or that we should be better off using that money for a down payment for a house in a good school district/childcare, etc.

How have other women dealt with some of these conflicting thoughts where you’ve worked hard and you want to have nice things in life but at the same time you’re balancing that with wanting to FIRE?

Taking a break at the top

Hi, currently on my 4th year. I will probably do 50-60 deals this year and GCI will probably end up around 600k. I know I’m doing well and I have a TC and a VA behind me to help already. I just feel burnt out. I feel like I’ve been on 24/7 and vacations aren’t actually vacations anymore. Has anyone taken a break once they feel like they’ve hit their peak? It feels sacrilegious to go meditate in a mountain for 6 months now that I’ve found success that most realtors would dream of. The highs just don’t feel that high anymore. Me 2 years ago would kill to be where I’m at, but now I just don’t feel the same level of enjoyment that I used to even though I have support. Has anyone else taken a long break and managed to return to the business while maintaining success?
