Hey everyone, I’m in a massive bind and could really use some perspective.

I’m supposed to close on a waterfront property. I bought this place with a specific vision—the lot and the street and I can "fix" whatever with time and money. Thus I waived all my rights and inspection rights to secure the deal as is where is. But, the closer we get to the date, the more the actual house is falling apart.

Here is the current "conundrum" list that’s keeping me up at night:

  1. Active Water Intrusion: There’s a leak in the roof and wet crawlspace that has led to significant mold in the attic. The lot is low compared to the neighbors. It’s gotten to the point where you can actually smell mold it in one of the bedrooms.
  2. Environmental Hazards: There is vermiculite in attic and vaulted ceilings. What I understand is there is a high probability of asbestos being present, which makes any remediation complicated.
  3. Structural Red Flags: The pier foundation is literally crumbling with water around the bottom of the piers. Joists look OK from a distance.

I’m basically a week out from signing my life away on a property that might be a health hazard and a structural money pit

Has anyone here successfully negotiated a massive price reduction or a holdback for environmental/structural issues this close to closing? Or at this point, is it better to walk away and lose the deposit rather than inheriting a moldy, likely asbestos-filled project with a failing foundation?

TL;DR: Closing in a week. Found active leaks, mold you can smell, likely asbestos, and a crumbling foundation. Do I run?

2009 with tiller handle. Disassembled the handle and I don't see anything binding. The throttle body snaps shut on its own when I manipulate it under the cowling, but the arm attached to the cam is not snapping back. Handle tension loosened off. Any ideas how to fix it?

Also any good way to get it back on? I ripped the wires out of the trim/tilt on disassembly and going to get a new switch, but how the heck do you install it as the switch needs to go in from the OUTSIDE not pushed through from the inside of the grip.
