Copperwood Kanata - School Catchment zones

Hello,

We finalized Kanata as our next home destination with Westwood as the second choice, before the rebate expires next year.

We are looking for inputs from buyers of Copperwood Estate in Kanata north on 3 aspects:

  1. What made you choose Copperwood as opposed to Northwood or Brooklyn apart from the fact that it has better builders ?

  2. Were school boundaries factored in your evaluation? The elementary school catchment zone of Copperwood is under St.Isidore which is rated very low as opposed to St.Isabel for Northwood or Brooklyn. There are no public elementary schools atm. Am I wrong here?

I understand fraser ratings are based on test results and it isn't a good factor but atm, that is the only rating I could find. Inputs are appreciated

  1. The future Catholic elementary school in Brooklyn is hopeful but unsure how long it will take for construction to complete.

Well rated High Schools/Secondary schools are in the catchment zones of all these communities so not concerned about it.

Advice on choosing Riverside south, Kanata, Stittsville.

Hi everyone,

My wife and I have been going back and forth on this for a few days and could really use perspective from people who actually live these commutes daily.

We're in Barrhaven, looking to upsize to a detached home around $950k–$1M before the HST rebate expires — open to new builds from Urbandale, Uniform, HN Homes, Richcraft, Tartan, as well as resale across Kanata, Stittsville, and Riverside South.

Quick context: we have a 2 year old son. I drive to Innovation Drive in Kanata North four days a week and handle daycare drop and pickup. My wife takes OC Transpo to Blair Station four days a week.

What matters most to us:

  1. Hassle-free commute for at least one of us

  2. Good schools and a social circle for our son

  3. Winter vibrancy — we love Barrhaven's festive energy during Christmas and Canada Day.

  4. Walkable distance to groceries and pharmacies

  5. Strong resale value if we ever need to relocate

Riverside South checks almost every box except commute. My wife saves maybe 20–30 minutes round trip with the O-Train but is still looking at close to 1.5 hours one way

Copperwood and Kanata Lakes solve my commute completely but flip the problem onto my wife during peak hours. Nokia mix-use and Centrum could work for winter vibrancy. Westwood is our middle ground — we're specifically looking at homes 500+ metres from transmission lines and flood zones.

We'd love your honest experience.

  1. Can anyone realistically commute Riverside South → Innovation Drive and make daycare pickup by 5:30 PM?

  2. How bad is the March Road during the morning rush honestly for OCtranspo?

  3. Do Westwood's transmission lines bother residents? How is the commute to downtown via OCtranspo?

  4. Which area would you bet on for 5 year appreciation?
