Husband and I bought our house in 2023, with a gift of equity since we bought from family. Bought for $350k, was worth $450k. We’ve been pummeled with home and car repairs (stove caught on fire, ac unit repairs and will likely need a replacement within a year, deck rotted, severe rodent infestation that led to new insulation, new rotors on both cars, smashed windshield, several popped tires).
Credit card debt: $11k, 25% interest, $400ish monthly payment
5 year loan with exterminator for treatment, disinfection, & new insulation around the house: $10k, 18% interest, $300 monthly payment
Thinking of a $25k home equity loan (the lump sum at fixed rate, not the line of credit) to knock out both of those debts and use the rest to pay for some of the ac unit and grad school (will get reimbursed by my employer but I have to pay $2k upfront). We don’t use our credit card aside from emergency repairs, we don’t have car payments, no student loans, we don’t travel. We have $325k on our mortgage and the zillow estimate is $460k. Due to the high credit utilization our credit scores are in the 660-680 range. We are hoping to take down our monthly payments and from the calculators I’ve done, we could get a $700 monthly payment down to around $300 for a 15 year HELOAN at 8%. Hoping to use that extra money to actually build a savings, of which we have very little right now.
Is it time to tap into some of that equity to consolidate the debt, make paying for a new ac unit manageable, and pay for grad school which will eventually increase my salary?
I am really torn on what time of day showcases earth more, right now I have the daytime (first pic) submitted just because you can see the castle the best, but I can’t decide if the dusk or night looks better or if it even screams “earth” at all
