Hello, finalized a flat in standalone apartment for 62.5 lakhs and ICICI is pre-approved for the property. Even we tried to give legal docs to SBI and legal is cleared they said 7 weeks is going to take from here, but builder is not ready to wait for those many weeks. So we had no other option and went with ICICI.

My Cibil 779 and my wife 775. But my wife will be co applicant non-financial as per advise from ICICI guy because in future my wife's loan eligibity shouldn't impact.

Loan amount - 55 lakhs

roi - 7.6%

processing and admin fees - 11,981

EC, NIL EC, market value certificate - 4600

modt charges - 0.5% of loan amount

property insurance mandatory price yet to be discussed.

Are these prices and my ROI fine? They said this is decent and seriously I don't have other option to go to other bank and quote because builder is against it.

Regarding ICICI.. what was your experience? will they increase ROI in future graudually? how will their part payment works? they explained something like you can decrease EMI or TENURE. please explain this clearly. what are the drawbacks you faced with ICICI HL?
