Buying a flat in Walthamstow with the option to purchase the loft — anyone done this?

We live in Walthamstow and are looking to buy a flat to stay in the area long-term. We’ve found a 2-bed flat in a Victorian conversion that we really like — no garden, no loft currently included, but the agency mentioned the freeholder is open to negotiating a separate purchase of the loft. The freeholder is one of those large ltd companies, so I’m not sure if that makes the process easier or more painful.

We’re a bit unsure about the loft side of things, since we’re planning to grow our family and will likely need more space down the line. Has anyone here bought a loft separately from a freeholder, especially one of these big property companies? How did it go — good or bad experience? Any pitfalls to watch out for (cost, planning permission, how cooperative/slow they were, timeline, etc.)?

Would really appreciate hearing from anyone who’s been through this.

First-time buyers viewing Warner flats in Walthamstow - sanity check

Hello,

First-time buyers here, hunting for a 2-bed, first-floor (ideally) Warner flat in Walthamstow.

We’ve viewed places on Brettenham Road (loads of flats there), Chingford Road, and around Lloyd’s Park, the Village, and St James.

Most of the flats north of Lloyd’s Park are listed as offers in excess of £500k. Lloyd’s Park has bigger flats compared to other areas such as the Village. Are these flats realistically priced, or have prices been inflated?

Also curious — are there any areas in Walthamstow that offer better value for money right now, or spots we should be looking at that we might be missing?

Would love a reality check from people who know this market better than we do!
