Expediting updated electoral roll address on credit report

Hi all,

I recently updated my address on the electoral register and was wondering if there’s any way to expedite this getting on to my credit report in time for my imminent mortgage application?

I’ve already contacted the local council to no avail and concerned this will be problematic when I apply for my mortgage

Surgery refusing to give me a set day off (80% LTFT)

Hi guys,

I’m a GP registrar in London and recently became 80% LTFT. My current practice are refusing to give me a set day off per week saying this will have to be a different day every week (they’ve given various reasons for this, none of which really make sense to me).

Is this allowed? It’s just a massive pain in the arse for me as I need to sort out childcare with my husband and a set day off per week would have been perfect.

Thoughts on buying a house with a public path running directly behind the back garden?

Looking at a house currently (potential forever home) and we’re umming and ahhing about there being a public path directly behind the back garden.

We’re not massively familiar with the area but we’ve taken a few trips and the public path seems to be mainly used by dog walkers (as far as we can tell).

My main concern would be regarding safety if anyone could offer their two cents.

Perfect house but only accessible via shared driveway owned by someone else - thoughts?

Viewed the perfect house in a cul-de-sac (relatively new build) but only issue is that it sits off a little side section away from the road itself and this access is shared with 3 other homes in this little offshoot / spur.

I’ve been told the entirety of this shared driveway is technically owned by the home at the far end but the arrangement is that the other 3 homes can use it (and need to use it) to access their own properties.

Should I be cautious going into this purchase and anything I need to be wary of? Any advice or experiences would be greatly appreciated

“Unknown” payments on credit report - how big of a deal is this?

Hi all,

I had a 6 month payment holiday with O2 some years ago which has always shown on my credit report as “arrangement to pay” with Equifax and Transunion but as “unknown” with Experian

I’ve now had this payment holiday removed from my credit file after contacting O2 which has since updated as a clean payment with Transunion and Equifax but Experian continues to report it as “unknown”

Is there anything I can do here? And is it likely to cause any issues? I’ve read online an “unknown” status is considered a default by lenders

Is the 30% mortgage rule outdated?

Doing some budgeting for an upcoming house purchase and reflecting on the much spoken about 30% of net pay on your mortgage rule.

With all other expenses/bills going up significantly (gas, water, electric, groceries, council tax etc.), are people still using 30% as a point of reference for their house purchases?

Landlord wants to increase rent immediately (no 2 months notice)

Hi all, my landlord has been talking about increasing my rent for months but has only yesterday given formal notice via estate agents this will be increased.

He states that because this has been an ongoing conversation for some months that effective immediately I should start paying the higher rent.

Do I have grounds to challenge this and ask for the rent to be increased in 2 months time as per the renters right act bill?

I live in a small town where generally most houses are listed with 1 of 5 local estate agents.

There is one particular estate agent who has a reputation for massively overvaluing homes to win instructions. This is not just from my own observations but also from speaking to other estate agents when going for viewings.

This is really starting to irk me. How does anyone benefit from this? Most of these houses just sit on the market for absolutely ages. I mean even the estate agent won’t get a cut if a house never sells and it’s next to impossible to meet the vendors expectations once they think their house is worth a lot more than it is.

Hi guys, I’m based in SE England and have been renting a small flat for nearly a decade.

My tenancy is due for renewal in 6 weeks and my landlord has told me she’d like to sell up. However, she also wants to renew my contract for a year.

I’m not really quite sure what to make of the suggestion. It seems like the flat will be on the market, I’ll have to deal with constant viewings and the second she finds a buyer I’ll have to pack my bags? Flats don’t seem particularly popular around here so I’m certain it will sit on the market for ages like all the others.

I’m quite emotionally attached to the place and she knows that. The rental market here is also very competitive and I’d probably struggle to find a comparable place for the same price.

Any advice would be really appreciated on how best to navigate the situation.
