Neighbour has moved house and refuses to give spare key to my house back!

Just that really. He had been doing some work in the house but it's finished now, and I let him keep the key in case I locked myself or needed a spare for whatever reason.

So obviously I asked him for the key back when he moved last week (so that I can give it to his landlord, who is moving back into the property), and he refused! I'm just waiting for something to complete that he's helping me with, then I will take action. I'd rather not have to change the locks. Is he breaking any French law by refusing to return the key?

Also, I read somewhere that leaving a key with a neighbour could invalidate house insurance, is that true?

Best way to sell garage?

I'm in the process of buying a property in England that includes a garage en bloc just over the road. What would be the best way to sell it so I don't lose money in agency fees etc? It's leasehold, around 100 years remaining.

ETA also how would I be taxed on the proceeds? It's probably worth around £12k - £15k.

Can tenant refuse access for remortgage valuation?

Just that really. Property is in Wales. Tenants have been there for over 3 years. I have fulfilled all my landlord obligations.

My tenant is a drug addict...

...this is breaking the terms of our contract. I think he may also be dealing drugs from the flat. Would I be in trouble as the landlord if this is the case and the police find out?

Do you judge people who can't spell?

UK-based. Practically everyone went to school, so how come so many people can't spell basic words correctly? I'm in a couple of local Facebook groups and I thought people were joking at first, but they really can't spell! What's that all about and how do I stop judging them for it?
