Prime Property for sale in Mahendra Hills

Owner here, not a broker/agent.

I have a residential-cum-commercial property for sale in Mahendra Hills, Hyderabad. It’s a 600 sq yard corner plot located on the main road with 30 ft and 40 ft roads.

There are 2 buildings on the property:

• 350 sq yard building – G+2
Ground floor: currently rented to a bank
1st floor: 4 BHK owner’s flat
2nd floor: 2 × 2 BHK flats

• 250 sq yard building
Ground floor: 2 BHK

Current rental income is ₹2L+ per month, excluding the 4 BHK owner’s portion. The owner’s flat can also be rented out if required, giving scope for higher rental income.

The property is in an established part of Mahendra Hills, surrounded by good residential properties. It’s a SW property and has good road access because of the corner location.

There is also the expected SCB → GHMC transition, which could be a positive factor for the area going forward.

Asking price: ₹11.25 Cr, negotiable for a serious buyer.

I’ve kept the asking price at ₹11.25 Cr mainly to avoid unnecessary low-ball offers because I’m aware of the value and the surrounding market. That said, it is not a rigid price — I’m willing to negotiate reasonably if the buyer is genuinely serious.

For some local reference, a property directly opposite was reportedly sold at around ₹1.73L/sq yd, and an empty plot nearby was around ₹1.50L/sq yd.

Reason for sale is relocation, so this isn’t a distress sale. I’m also flexible with the payment structure/timeline for a genuine buyer and would prefer to close the deal soon.

Location: Mahendra Hills, Hyderabad
Size: 600 sq yards
Price: ₹11.25 Cr negotiable
Brokerage: 0% from owner

I can share the exact map location, documents and additional details with genuinely interested buyers.

DM if interested. Direct buyers preferred.

Akasa cadet vs conventional training abroad — what would you guys choose?

I’m planning to start training around the end of this year and hopefully finish by early 2029. Money isn’t really an issue. My main priority is getting into an airline without sitting around for years after finishing CPL — ideally no more than ~6 months of waiting.

I’m considering Akasa mainly because of my 12th marks. I had 80–85% throughout school till 11th and got 77% in the Class 12 subjects I actually wrote, but I missed my last exam because I was seriously ill with pneumonia and couldn’t clear the supplementary either. Later I got an NIOS certificate through an institute, which I know wasn’t the right way to handle it, and the marks on that certificate are below 50%.

That’s why I don’t meet the 50–60% academic requirements for some of the other cadet programs.

My main question is actually about conventional training:

If I go to the US/FTA, finish my CPL and DGCA conversion by early 2029, will the minimum Class 12 percentage requirement still apply when I apply to airlines? Or is that requirement only relevant when entering the cadet/flight-training program?

Basically, if I do conventional training, am I still going to be screened out later because my NIOS marks are below 50%, even though I already have my CPL?

And putting that aside, which route makes more sense for my situation — Akasa cadet for the more direct airline pathway, or conventional training with the flexibility to apply everywhere?

The other big thing I’d like to know is how realistic it is to finish around early 2029 and get an airline job within ~6 months. Is that realistic with conventional training, or is a 1+ year wait after CPL pretty common?

Would really appreciate advice from people who’ve actually gone through either route.

Akasa Cadet Program News

Just an update for anyone else waiting on Akasa’s cadet program.

I contacted SkyNex since I hadn’t received any response from Akasa, and they basically said the program received a shit ton of applications this time. They’re apparently considering candidates with academics on the higher end, along with people who already have some introduction to the ground school papers.

From what I understood, this is also what’s causing the delay. It seems like they’re prioritising the stronger profiles first, and the rest are kind of on standby.

So if someone from the first preference group drops out, doesn’t proceed, or something changes, the other candidates who haven’t received a rejection mail could potentially get contacted.

Basically, no mail ≠ rejection yet. More like being kept on standby while they work through the stronger profiles.

Thought I’d share since I’m sure there are quite a few people sitting around wondering what the hell is taking so long.
