Need pricing advice for 2BR condo in Antipolo
Hi! Wanted to ask lang sana if fair yung pricing namin for our condo unit in Antipolo.
We originally bought this unit for personal use sana, but due to changes in work arrangement, hindi na practical for us to stay there and commute regularly. Because of this, we’re planning to rent it out instead.
Property: Midori Terraces, Antipolo
Unit details:
2BR, 1 bathroom
50 sqm
3rd floor unit
Free parking
Pet-friendly
Newly turned over
Features:
Gated community
Quiet and peaceful environment
Lots of greenery / nature vibe
Mahangin with overlooking view
May patio/service/laundry area
Planned upgrades:
Overhead kitchen cabinets
Window grills
Small furnishings (bidet, towel rack, etc.)
The community is still developing, so some amenities are not yet complete, but livable na and may residents na rin.
We’ve seen similar units listed around 16k–18k, but we’re not sure if those units were already rented out, or if they were rented at those rates.
We’re currently pricing ours at 16k/month and wanted to ask if fair ba ito given the unit’s current setup and planned upgrades.
We understand there are factors that may affect demand, such as the unit being on the 3rd floor, the community still being under development, and accessibility for some renters. May tricycle naman outside the compound, but we think the location may be more convenient for those with their own car or motor.
Given these factors, do you think 16k/month is reasonable?
We also noticed that one of the common questions during inquiries is if may AC yung unit. At this price point, is AC already something most renters would expect?
Sorry if medyo maraming tanong 😅 It’s our first time renting out a property, so we honestly don’t know much yet and are still trying to learn. We’re also not from Antipolo, so medyo unfamiliar pa kami with the rental market and usual pricing in the area.
We’d really appreciate any insights, tips, or feedback. Thank you! 🙏🏻
