Hi everyone,

We have a 24-month AST which started Nov 15th 2025. On April 30th 2026 our landlords issued us a Section 21 notice (although we only received it in the mail May 2nd fwiw).

The documents seem to be in order regarding form 6A and the required documents were provided. However, in our tenancy agreement it has the following break clause (redacted for anonymity, bold is mine):

The Landlord may terminate the Tenancy hereby created on or after 15/11/2026 by serving not less than 2 months prior written notice such notice not to be served before 15/09/2026 and to be served on the Tenant or the Landlord’s [redacted addresses] and upon the expiration of such notice this Tenancy shall automatically determine

So does this invalidate the notice we were given? It seems quite plainly contradictory but I can't find much concrete info about how break clauses interact with section 21.
