Applied for a ₹50 lakh home construction loan on a total project cost of ₹75 lakh.
The bank's valuer told me that sanctioning ₹50 lakh may not be possible and kept pushing me to get the valuation/estimate done through him. He also said the bank will release funds only against the approved map, which is for 2,500 sq ft.
My actual construction area is around 3,050 sq ft (quite common in my area). The approved map has 3 floors, but I'm only constructing 2 floors with a total covered area of 3,050 sq ft.
My main concern: if the bank sanctions at least ₹40 lakh, will disbursements be linked strictly to the approved plan and stage-wise inspections? If I use the sanctioned amount only for the 2 floors I'm building (including finishing work), can the bank create issues during disbursement or inspection?
Also, for those who have taken construction loans, which bank is generally better for stage-wise disbursement and fewer hassles: SBI or HDFC? How has your experience been with sanction and disbursement speed?
