Refinishing floating timber floors?

I’ve got weather damaged floorboards and all quotes for repairs (given with photos only) have said they need to sand and refinish the whole floor.

I just had someone else out to look and he said as they are floating floors you shouldn’t sand as they are too springy to get a reliable flat surface, and that he would replace the boards instead.

I asked the guy I’d booked in to sand if it made a difference if they were floating and he said no…

Can anyone share their experience with this?

We're in Melbourne, and already have quotes/a budget sorted.

We're about to move out of our apartment and patch up all the wear and tear before we put it on the market. What order should we do these trades, and can we have any crossover?

  • Retiling in bathroom
  • Recarpeting 2 bedrooms
  • Sand/refinish timber floors in living and hallway
  • Painting all rooms & ceilings
