What should I do here?

Hi. I live in a condo in NJ. I have through the wall AC units in my living room and bedroom. In the living room I have a one year old Frigidaire 12000 BTU unit. I bought it through the management office at my condo last May. They have a deal with PC Richards where they order a unit and install it for a discount price. It is just past the one year warranty period. It's been really hot in NJ the past few days, in the 90's . I have not been able to get the temperature below 77 in my living room and the air conditioner in my bedroom (a GE) only took a couple of hours to get the temperature down to 72. The air coming out is cooler than room temperature, but not cold. I called an appliance repair person and he looked at it and said it needed Freon. This really shouldn't happen with a one year old unit. He said it might be an issue with a pin sized leak. There are no other signs of a leak, like any strange odors. He said if he adds more Freon, for $260, it should be good for 2 or 3 years. I called Frigidaire and they said it is past the manufacturer warranty. I was hoping that they would do a one time "good faith" reimbursement, but apparently not. I don't want to throw good money after bad. Should I bite the bullet and spend $600 or more on a new unit, (A GE this time). I am worried about throwing money down the drain.
