It was suggested I try posting this here for advice.

I am looking at potentially purchasing a home soon but unsure how worried I should be with the boiler and tank after a viewing. Its a repossession so everything has the 'Do not use' tape on it. The boiler to me initially looked fairly new but the house has been abandoned for over a year and I don't know much about boiler tanks and what to look for unfortunately.

If anyone has any idea, I would be very much appreciated as I would need to factor this into the cost.

Is it always the case of needing a full rewire of a home when the mains electric box is old?

I went to view a home that is in clear need of renovating and looking at this electrical box, its obvious its very old. Is it obvious that it will need to be completely replaced and the whole house rewired?

Any insight would be appreciated. Apologies if I come across as naïve as I have no experience with electrical work and wouldn't have any idea of the cost involved for a 3 bed detached house like this.

How to know just how bad a house is?

I would like to start viewing houses but when looking at what's available around me there is only one I like. The problem is it's definitely a fixer-upper and probably why it's been on the market for over a year.

I think it looks great but feel there must be something more sinister behind the pictures because I don't see why nobody has picked it up in over a year. I would have thought there are lots of people out there buying fixer-uppers to renovate and resale or has that market crashed?

My question is when viewing, how would I know if it's going to have to be a back to brick level job or if the flooring might need to be pulled up. I want to get a good idea as to the level of work being needed. I already know it will need a new boiler and kitchen but unsure how to know just how bad a house is.
