Unpermitted bathroom remodel

We’re considering an unpermitted bathroom remodel that would convert a half bath into a full bath with a shower. What issues could arise when we want to sell the home, and would there be any way to list it as a full bath?

I’m considering building a ~600 sq ft detached ADU on my property in South Berkeley.

  • The ADU would be located about 50 feet from the primary residence, so I expect additional costs to extend utilities (electric, water, sewer) from the main house.
  • I plan to stay in the home for approximately 5 years before selling.
  • I have not yet obtained formal quotes but I assume this will be north of $300k?

My key questions are:

  1. Based on typical rental rates in Berkeley, would the rental income over a 5-year period meaningfully offset the upfront cost?
  2. How much value does a detached ADU typically add to a property in this area at resale?
  3. Is it realistic to expect to fully recover (or exceed) the ADU investment through a combination of rental income and increased home value within 5 years?
  4. How much should I budget specifically for utility trenching and connections over a ~50 ft distance?
