Is it silly to not get a surveyor?

FTB buying a late 70s build in England. We've visited the property twice, once with an electrician friend who was able to spot some issues for us. Other than minor things, the property seems great.

We've only ever heard people say the surveyors they hired were useless and missed expensive issues. So, we're considering skipping this step all together. What's people's experience with this? We've been told by our solicitor that we could get a homescreen or homebuyers report if we'd like, are they any good? Would we be crazy for not getting anything?

Hi all, I'm currently doing my level 3 cipd via avado. I keep using their Quickscore to check my answers but it keeps saying "Good Start". Does anyone know if that's enough to pass?

Buying a 70s-80s property - asbestos concern

We're in the process of buying our first home. We believe the home is from the 70s-80s era and we've just been learning about the asbestos risk associated with properties from that era.

The current owners have renovated the house a bit, a new bathroom and kitchen, and other little bits around the house. Now, I would assume and hope that before they did the work, they would have checked for asbestos but I know it's best not to assume.

So far, I've reached out to the estate agent to ask for any evidence of past checks etc. is there anything else I should be doing right now? I've read about asbestos surveyors but not sure we should jump on that immediately.

Any thoughts and experiences with this would be really helpful!

Renters Right Q

I signed a 2-year fixed-term AST in August 2025 with a 1-year break clause. Since the Renters' Rights Act changes took effect in 2026, has my tenancy become an assured periodic tenancy that I can end with 2 months' notice, or am I still bound by the original fixed term?

The estate agent emailed us the renters right info sheet, but also wrote this in their email "The Information Sheet is provided for information purposes only and does not replace, vary, or amend the terms of your tenancy agreement. Your tenancy agreement remains the primary document governing the terms of your occupation of the property." What does that mean?? Surely the gov legislation trumps the tenancy agreement?

We're planning on giving 2 months notice at some point this year so we move to a house we're purchasing. We're not stuck here till 2027 are we?

I've started developing quite a few dark chin hairs. I'm very pale so they're obvious, to me at least. I've been plucking away at them daily for a long time. Recently I've noticed dark patches on my chin, where I pluck so assuming it's come from that. Weird how only recently though even though I've been plucking for ages. Anyway, the dark patches only seem obvious in certain lights, even then, when I try and look up close with light, I struggle to see them but it's driving me nuts because I'm constantly thinking I'm catching it in certain moments and I'm just getting self conscious 😭

I've started using a vitamin C serum and moisturiser at night. Any other products people have used to help fade the marks? I know I should stop plucking, and I'm going to try cut down on daily but if I'm going somewhere, I definitely want to get rid of them.

Basically, any skincare products/makeup product recommendations to get rid of the dark patches? I don't wear makeup, so if there is anything, ideally I just want it to cover up the patches and not have to do a full face.

Thank you! I have noone else in my life to ask.
