Rewire Cost Sanity Check

Hi all,

We've just moved into a 1930's property in Manchester that needs a full rewire.

We're hoping to chase the cables in the upstairs rooms (but not connect anything) so we can decorate and replaster, then later knock some walls down downstairs as part of a larger kitchen/diner project later in the year where the actual new board and the rest of the house will be rewired.

We're trying to get the place ready for solar/heatpump at the same time.

We've had one quote come back at 8.6K for the following:

Porch – 2 outside lights

Hall – 2 x Pendants, 3 gang switch, smoke alarm, 2 x double sockets.

Under stairs cupboard – Retain intruder alarm, re supply feed. 1 Pendant, 1 switch, 1 double

socket

Living Room – 4 x double sockets, 1 x pendant, 1 x switch

Dining Room – 3 x double sockets, 1 x pendant, 1 x switch

Utility Room – 1 x extractor fan, 4 x double sockets, 3 x spotlights, outdoor floodlight, 2 x

switch, 1 x boiler supply & thermostat wiring. Supply for future air source heat pump.

Kitchen – allow for 4 x general purpose sockets, supplies for dishwasher, fridge, extractor fan,

hob, oven, 6 x downlights, 1 x switch 1 x heat detector

Fuseboard – 18TH EDITION fully loaded RCBO, surge protected fuseboard complete with Gas &

Earth bonding and full NICEIC certification.

Outside lighting – Rewire 4 existing outdoor lights

Garden Shed – See if possible, to utilize existing shed supply.

Study – 2 x ethernet cables, 2 x double sockets, 1 x pendant, 1 x switch.

Landing – 1 x pendant, 1 x 2 way switch, 1 x smoke detector, 1 x double socket.

Front bedroom – 3 x double sockets, 1 x pendant, 1 x switch

Master bedroom – 3 x double sockets, 2 x wall lights, 1 x pendant, 4 switches,

Bathroom – 4 x spot lights, 1 x extractor fan, 1 x shaver socket, 1 x mirror supply, 1 x switch.

Containment for future solar – 1 x 32mm kopex tube from loft too fuseboard.

Loft – 1 x light, 1 x switch

PIV – 1 x power supply for PIV.

Light fixtures, sockets & switches are to be provided by the client. All other materials provided by (Company).

Total Cost - £8,6K

Does that seem reasonable?

1930's house, what kind of plaster is this and can we skim it?

Hi,

We're renovating our 1930's house and we're removing wallpaper and about to get some plasterers in but we are unsure of what exactly we need.

The plaster is OK, contains some kind of hairs or fibres but is rough and needs skimming before paint.

The house has a cavity wall filled with insulation, so we're slightly wary about breathability and moisture.

- Is this plaster likely to be lime or breathable?

- Can we just skim this with regular plaster or do we need to ask for something specific?

Had some plasterers out already and one said its probably lime and one said its not. Both said it would be fine to skim with regular plaster.
