Is becoming an Immobilienmakler in Germany still worth it in 2026?
Hi everyone,
I’m seriously considering becoming an Immobilienmakler in Germany, ideally working for a company first (not freelancing immediately), and I’m trying to understand how realistic this career actually is today — especially in Munich.
At first I became very motivated by the idea:
\* working in real estate
\* helping sell properties
\* learning the market
\* earning through commissions + salary
\* and maybe one day investing in property myself
But recently someone ( my frend) told me that:
\* Munich already has too many Immobilienmakler
\* selling property there is “easy” so agents are less needed
\* beginners struggle a lot financially
\* companies prefer native Germans for client-facing roles
\* income can be very unstable
\* and only a small percentage earn really well
Now I honestly don’t know what to think anymore.
I know no profession is easy and I’m not expecting instant success, but I’d really like honest opinions from people actually working as Immobilienmakler in Germany.
Especially:
\* How stressful is the job in reality?
\* Is it possible to make a stable living as an employed Immobilienmakler in a company?
\* How hard is it for beginners?
\* How much does language/accent matter?
\* And do you still think it’s a good profession to enter in 2026?
