🏡 HOUSE UPDATE — I THINK WE’RE ACTUALLY GETTING THERE?! 😭🎉

I have another update and I’m starting to feel like this house might actually become ours one day 😂
Our solicitor’s tracker has now been updated and REPLIES TO ENQUIRIES HAVE BEEN RECEIVED — completed 18 August! 🥳
So far we’ve ticked off:
✅ Money on account
✅ Contract papers received
✅ Mortgage offer received
✅ All searches received
✅ ID verified
✅ Title investigated & enquiries raised
✅ Reported to us on the contract/mortgage etc.
Replies to enquiries received — 18 August
We’ve also signed our paperwork and had the witness sign, so we’re now basically at the final stretch.
The tracker now has:
➡️ Contracts signed by buyer & deposit paid
➡️ Ready to exchange
➡️** Contracts exchanged 🔥
➡️
COMPLET**ION 🏡🔑
Offer accepted 27 June, so we’re coming up to 8 weeks since acceptance.
I honestly cannot explain how tired I am of this process 😭😂 Every time I get an email from the solicitor I simultaneously get excited and terrified.
BUT… surely this means we’re properly in the home stretch now?! 🤞

Please tell me I can finally start getting excited about moving rather than worrying about another solicitor email 😂😭

🏡 House-buying update – we’re getting closer!

Thought I’d give an update on our house purchase for anyone who’s been following along!
Our offer was accepted on 27th June, and we’ve now reached the Report on Contract stage. 🎉
Our solicitor has completed the preliminary legal work and we’ve now received the full report, including the Land Registry title, searches, contract, TR1, mortgage details and all the other property paperwork.
The really reassuring bits:
✅ Freehold
✅ Absolute Title
✅ Mortgage offer received
✅ Searches completed
✅ Environmental search passed
✅ Contract and transfer documents prepared
✅ Solicitor now asking us to sign/return the relevant documents
There are still a couple of enquiries to be sorted, so we’re not at exchange yet, but it finally feels like we’re getting towards the finish line! 😭🏡🔑
Our solicitor says there should ideally be around a week between exchange and completion, so I’m currently hoping for late August/early-to-mid September.
After all the waiting, I can finally see the light at the end of the tunnel! 😂
I’ll update again when we exchange! 🤞

Did anyone else hit a wall during conveyancing?

Everyone keeps telling me we’re probably around 60–70% of the way through the process and that a September completion is realistic, but honestly, I’m just tired now.
I think what’s making it harder is that we’re in that stage where it feels like absolutely nothing is happening. Every day I check my emails hoping for an update, and every day it’s just more waiting. My brain is already living in the house. I’m planning the rooms, the kitchen, where the dog will sleep, what life will be like there, and yet the actual process is completely out of my control.
I still have to go to work every day and try to concentrate, but all I can think about is the house. It’s becoming exhausting. I feel excited, stressed, impatient, anxious, and worn out all at the same time.
I know buying a house is supposed to be exciting, and it is, but right now the waiting is really getting to me. I just want to know when we’re exchanging and when we’ll finally get the keys.
Did anyone else hit a wall during conveyancing where you were just mentally done with waiting? How did you stop yourself obsessing over every update?

Buying a house has destroyed my ability to focus

Currently in the middle of buying my first house and honestly, I don’t know how people are expected to function normally during this process.

Between waiting for updates from solicitors, mortgage paperwork, searches, surveys, and constantly checking emails, my brain is completely elsewhere. Every time my phone pings I think it’s an update about the house.

The frustrating thing is that I still have to go to work every day and pretend to be focused, but all I can think about is whether we’re going to exchange, complete, or if something unexpected is going to go wrong.

I’m excited, grateful, stressed, impatient, and exhausted all at the same time.

Please tell me this is normal and I’m not the only one who has become completely useless at concentrating while buying a house!

Our first house-buying journey… and I’m exhausted. 🏡😴

I thought I’d share our journey so far because reading other people’s stories has really helped me over the last few months.
We’re buying our first home – a beautiful little cottage in a village in Kent, and from the very first viewing we both knew it felt different. We went back for a second viewing, met the owners, and somehow loved it even more. It just felt like somewhere we could really make our home.
Since then it’s been a constant cycle of paperwork, phone calls, emails, waiting, and then more waiting.
So far we’ve:
Had our offer accepted ✅
Received our mortgage offer ✅
Had the survey completed with no major issues ✅
Started the conveyancing searches ⏳
On top of that, we’ve already started preparing for the move. We’ve been buying all the essentials, slowly collecting furniture and kitchen bits, and I’ve even started packing things we don’t use every day. It’s strange packing up a place you’ve lived in for so long while not knowing exactly when you’ll be moving.
If I’m honest… I’m tired.
Not because I don’t want it anymore, I absolutely do! but because this whole process is mentally draining. Every day I’m checking my emails, wondering if my solicitor has been in touch, hoping the searches are back, wondering if today will be the day we get another update.
It almost feels like your life goes on hold. You don’t want to make too many plans because everything depends on the house. You’re excited, but you’re also anxious. You’re trying not to get too attached, while at the same time imagining where the sofa will go and what colour you’ll paint the walls. Friends and family keep asking, “Any news?” and most of the time the answer is still, “No… we’re just waiting.”
I know we’re getting closer, and compared to some people’s experiences we’ve actually been quite fortunate so far. The survey came back well, the mortgage was approved, and there haven’t been any major issues. But even when things are going smoothly, it’s amazing how emotionally draining the process can be.
I’m trying to stay positive because every completed step is one step closer to getting the keys, but I won’t pretend it hasn’t been a stressful few months.
For those who’ve already been through it… did you reach a point where you just felt completely fed up with waiting? How long did it take from your searches being ordered until you exchanged and completed? I’d love to hear your experiences, it might help keep me sane while I wait!
